Recent data shows that Belgrade is the largest real estate market in Serbia.
In the last quarter of last year alone, about 2,500 new apartments and about 2,300 old ones were sold. Experts believe that good projects will continue to be sold despite the decreasing number of loan buyers, as loans are expensive and interest rates are high.
Apartments are mainly bought by investors - foreigners or our citizens from the diaspora. There is more interest among buyers in new construction, especially popular are apartments in buildings with a garage.
The real estate price index has a similar upward trend as countries in the region such as Croatia, Slovenia or Bulgaria, according to official data. Forecasts for the current year indicate that there will be no further growth in older buildings, while growth in new buildings will continue, although not at the same rate as in the last two years.

Real estate experts note that the current prices in the capital are quite realistic, as Belgrade is the center of the Balkans and everyone wants to come here. This is its advantage, and in accordance with this, we can expect that in the future, real estate rental prices and the cost of square meters will be the same as in all major European metropolises - high. And real estate rental prices in Serbia have continued to rise over the last year.
As a large number of Russian citizens came to our country during this period, the demand increased and prices jumped not only in the central districts of the city, but also on the outskirts. Since the beginning of the year, rents have stood still, even slightly decreased, but real estate experts say that it is too early to make serious forecasts and announcements about how the situation will develop in the future.
Apartments on Sheba's Wreath, Vracharu, Palilula and beyond are successfully rented out. There is demand and there is no doubt that there will be a drop in rents here.
