Prices per square meter in Serbia have been stagnating in recent months, and in some areas, there has even been a slight decrease. Potential buyers are confused about whether to buy now or wait to invest. The construction industry is divided in its opinions.

According to the report from the portal Nekretnine.rs for November, some areas in Serbia experienced a decrease in real estate prices, while at the same time, in some locations, they slightly increased. This symbolic change has not significantly altered the prices per square meter that previously applied to specific locations.
Belgrade
Belgrade remains the city with the highest prices per square meter, followed closely by Novi Sad. Next are Niš, Kragujevac, and Pančevo.

Considering that you can drive to this city from the capital in less than half an hour, it’s no surprise that more and more buildings are being constructed and occupied in recent years. It is an undeniable fact that the prices per square meter in this city are significantly lower than in the outskirts of Belgrade. According to a report from the Nekretnine portal last month, the average price per square meter in Pančevo was 1,370 euros. Buyers looking to purchase a 50 square meter property in the city center of Pančevo these days will have to pay exactly 68,500 euros.

Mirievo
A 50 square meter apartment in Mirijevo costs around 100,000 euros. Mirijevo is one of the most popular areas in Belgrade, where prices differ by almost double. The average price per square meter in Mirijevo is 1,875 euros, so buyers looking to purchase a 50 square meter apartment in this area these days will spend about 93,750 euros.
Although this is a significant amount, it is worth remembering that at current prices per square meter, it is still possible to find an apartment for the mentioned sum only on the outskirts. Apartment prices may decrease by up to 20%. The number of real estate buyers in Serbia is declining, according to official reports. The number of real estate transactions in Serbia has decreased for another consecutive quarter, i.e., by 15.9% compared to last year.
This raises the question of a possible drop in square meter prices in 2024. Experts say that this scenario is almost certain to happen, and we may see the first signs in just 3-6 months. The decline they predict could be up to 20%. Despite experts confidently stating that a drop in prices by 20% is inevitable, reports and the actual situation show that this has not yet occurred, and prices are mostly remaining stable.
