Recent actions by tax authorities have led many property owners to notice that their listings have been removed from platforms such as Airbnb, Booking.com, and VRBO. As a result of inspections conducted by the AADE based on data obtained from these platforms, 18,657 property records were identified that either lacked a registration number (AMA) or had an invalid number. These listings were immediately taken down from online resources.

Further checks revealed thousands of taxpayers who did not report income earned in 2017 and 2018.

In total, the tax service issued more than 50,000 notifications with tax claims amounting to over 53 million euros.

Fines for property owners

For owners and managers of Airbnb-style accommodations who are not registered in the short-term rental registry, fines start at5,000 eurosand can reach20,000 eurosStarting from January 1, 2024, the amounts of fines will increase, as a separate penalty will be introduced for each year, which amounts to50%from the gross income for the reporting year in which the violation occurred. At the same time, the minimum amount of the fine cannot be less than5,000 euros.

Fines for unfiled declarations

In the case of failing to submit or submitting an inaccurate short-term rental declaration, the fine will be double the rental amount recorded on the digital platform. If the short-term rental declaration is submitted late, the owner faces an administrative fine of100 eurosThese measures highlight the serious approach of tax authorities to monitoring short-term rentals and the necessity of adhering to legality in this area.

Violators risk facing serious financial consequences, which motivates them to take their responsibilities to tax authorities more seriously and keep track of rental income.
