A decrease in the number of real estate transactions in Belgrade leads to lower prices.

U Belgrade, in the 3rd quarter of this year, spent 456 million euros to buy apartments, which is a decrease of 21 percent compared to the same period of the previous year. The decrease in the volume of transactions has not yet affected the decline in real estate prices in the capital, real estate agent Kaca Lazarevic said in an interview for N1.

"The decrease in the volume of transactions on the real estate market is due to the political and economic situation. The factors affecting the real estate market in Serbia are different from those in the world. "Although less demand should have lowered prices, it will not happen in the near future," Agent Lazarevic said in the program "New Day".

She noted that when it comes to the secondary market, there is a possibility to influence the price of an apartment and adjust it a bit, but when it comes to a new building, it is impossible. "New construction prices are prohibitive, especially if you're buying a large condo with, for example, two garage spaces. With that money alone, perhaps with a little luck, you can buy a small apartment on the secondary market. People building new buildings are in no hurry to sell them.

When they sell one expensive condo, they are in no hurry, for now they are told "we'll wait". Then other people see the prices of those apartments and say "and my apartment is worth more". But if this trend of reduction in the volume of transactions in the real estate market continues, prices may still fall, but not so quickly," Lazarevic said.

She also noted that sellers of apartments are very difficult to accept the price correction, but buyers should adapt to their budget, not their desires. "We have a special market and it's very difficult to please our people. There are no more credit shoppers. We need to influence the construction of housing, to determine prices not as it is intended, but precisely by the dictates of the market," Lazarević said.

She said that the greatest demand for apartments is still in the Vračar neighborhoods, some parts of the Old Town and New Belgrade.
