A square meter of a new apartment in the best areas of Krusevac costs at least1200 euros excluding VAT, but the offer cannot meet the interests of buyers in this city. Multi-storey residential buildings are being built in practically every street in the city, and old houses in the center of Krusevac are gradually being replaced by high-rises.
However, who is buying so many apartments? This question continues to be asked despite the stabilization of prices in recent months. Real estate market experts say that in Krusevac, apartments are mainly purchased by workers temporarily working abroad, and then by representatives of the diaspora and large farmers, such as plant growers or producers of expensive agricultural crops.
One construction company from Kruševac has been building residential and non-residential buildings since1994. The new construction is offered at a price of1320 euros per square meter including VAT. The company also notes that among the buyers there are people from the diaspora. They pay for apartments through foreign accounts.
Currently, it is impossible to predict what will happen in the real estate market tomorrow.
Real estate agencies note that old buildings, except for the outskirts of the city, are rarely sold for less than1000 euros per square meter. Demand still exceeds supply, although prices have remained stable recently. - Among the buyers are our compatriots, people from the diaspora, as well as large agricultural producers for whom buying an apartment is a safe investment, "says Zoran Knezevic from one of Kruševac's real estate agencies."
The experience of builders and real estate agencies is similar; people from Krushivka, who are temporarily working abroad, have a strong demand for apartments. The locals say that finding a free apartment for sale is a real challenge. Some search for months, and this search is complicated by conditions such as a good location, proximity to schools, shops, hospitals, and of course, parking.
- We started buying an apartment before the pandemic, but then everything came to a halt, and it was difficult to get a mortgage. Then prices began to rise, and the cost of building materials also increased. If three or four years ago you could afford to pay for an entire apartment, now you can only afford a kitchen and a living room, - emphasizes Krushevka resident Maya Milenkovich.
