Attention investors: KORUM is expanding its portfolio with three commercial buildings.
CORUM Investments company has invested193 million euros in the acquisition of three commercial properties, two in the Netherlands and one in the United Kingdom. The French real estate company SCPI states that it continues its strategy of investing in high-yield commercial real estate in the long term and "takes advantage of asset price decreases." These deals strengthen the portfolio of investment funds CORUM Origin and CORUM XL, which are offered to investors in Portugal, according to a statement.
**"The last purchase (...) was made in Liverpool, United Kingdom, with an investment of18.4 million euros and an initial yield of7.4%. This is the second CORUM building in this British city, used as a commercial property, parking, and hotel. Tenants include Tesco, QPark, and Accor, with lease agreements of over18 years," the press release said.
The building will be added to the CORUM XL investor portfolio, who recently acquired another property in the Netherlands, in the city of Utrecht. This building is occupied by Capgemini, which has its headquarters here and was acquired for86 million euros with an initial yield of7.85%.
"In the Netherlands, the purchase of Westgate I in Amsterdam was completed for89 million euros with a particularly high initial yield:9.50%.

The goal of the CORUM Origin and CORUM XL investment funds, offered to small investors in Portugal, is to achieve a return of 6% and 5%, respectively.
"These acquisitions reflect the strategy that CORUM has defined for this year, using the funds raised to strengthen the asset portfolio by seizing emerging opportunities," says Miguel Costa Santos, country director of CORUM Portugal, noting that the investment funds CORUM Origin and CORUM XL, offered to small investors in Portugal, aim to achieve yields of6% and5% respectively.
Investing in commercial real estate is a good strategy in times of inflation. According to CORUM Investments, investing in commercial real estate is particularly effective during periods of inflation, providing protection against the loss of savings value, as rent, collected directly or indirectly, is indexed to the consumer price index. "And also because the current level of interest rates creates opportunities for investments that provide high returns through rent paid by quality tenants," the company explains.
Note that CORUM has 200 properties in 17 European countries (15 of them in Portugal) and Canada, which are leased by more than 400 companies. The occupancy rate is 96%, providing a return on the investments made by the shareholders of their funds.
