In large cities in Serbia, rent ranges from 90 to 5000 euros.
This is the cost of monthly rent for luxury properties in Belgrade. These days, the rental season for student apartments is in full swing, and properties are being rented out very quickly, says Katarina Kuzmanović, head of the real estate department at Sasomange.rs.
The apartment hunting season for students starts in early August.
It continues until the beginning of October, when university classes start. Students, due to their limited budgets, want to move into a new apartment as late as possible, which is why demand is at a record high these days, making it very difficult to find an apartment. Apartments are rented out very quickly, sometimes even without a viewing, and if you have a limited budget, the question is what you can find in your desired location. It feels like there are more students this year than ever before, and they all want to find new properties, Kuzmanovic begins, adding: photo: Kurir - And this impression has an explanation - over the past year, we have seen an expansion in the market due to a large influx of Russians and Ukrainians, which has caused a real shock in the market, driving demand and prices through the roof. Our landlords have been in situations where they evicted long-term tenants from their apartments to rent them out to Russians for much higher prices. In such a situation, an ordinary student had little chance of finding decent housing in a good location for a reasonable amount of money. However, in the past few months, the market has stabilized, demand has leveled off, we haven't had new waves of foreign arrivals, and now our citizens have a chance to resolve their housing issues. And this is happening right now. According to her, at the moment, the most sought-after apartments are those priced up to 300 or 400 euros.
These are one or two-bedroom apartments, furnished, in average condition or slightly above average.
The most sought-after places are apartments and rooms near universities in university cities such as Belgrade, Novi Sad, Niš, and Kragujevac. We should not forget about high school students who move to larger cities for their studies and are also looking for real estate. Here, the list of cities with the four largest ones expands to include Subotica, Kruševac, Čačak, Leskovac...
Currently, there are about 7,000 apartments available in Belgrade on Sasomange.
Prices start from a minimum of 120 euros for small apartments on the outskirts of the city - Barajevo or the Radiophare area, and go up to over 5000 euros for luxury properties in the most sought-after locations. In Novi Sad, there are about 1500 listings, and the price situation is very similar to Belgrade, with prices ranging from hundreds of euros to over 3000 euros. Niš and Kragujevac, as university centers, have experienced a real estate boom over the past two years, and the same situation applies to rentals, so in these two cities, we can expect prices from 90 euros to 1000 - says our interlocutor and continues: photo: Shutterstock
In all other cities that are interesting to students and schoolchildren, prices are lower than in the four largest cities, but the offerings are also less.
Cities like Subotica, Užice, Čačak, Sombor, Leskovac, Kruševac, Zrenjanin... Central or centrally located places are always popular, as well as properties near schools and universities. However, in these cities, the distances are small, so even a slightly remote location is not a problem.
However, traditionally, students prefer to be in the city center or in locations close to the educational institutions they attend.
This is mainly the area of the city of Voždovac, around the Faculty of Organizational Sciences, the Faculty of Political Sciences, the Faculty of Transport, or the Faculty of Pharmacy. Also, if they can afford it, if they are studying at the Faculty of Medicine or Veterinary Medicine, then the location near the clinical center is ideal. A popular location is near the Vuk monument due to the Faculty of Law and ETF. If they can't find any of these places, a common choice for students is Novi Beograd because of its excellent transport connections to all parts of the city. As for price reductions, whenever demand exceeds supply, there is no talk of lowering prices.
Advice for Students: Be Quick and Flexible Kuzmanovic says that students should be quick and flexible. - The market is very active, there aren't many apartments available, and even fewer quality apartments at a good price. If you have a limited budget, you should be prepared for the possibility that you may not get the exact location you want, that you might end up with old furniture, or in a building without an elevator. When browsing listings for rooms and apartments on the portal Sasomange.rs, as soon as you find an apartment that seems decent, call the advertiser immediately; sometimes even a 15-minute wait can be crucial to not missing out on a good property. - Prices have risen with the arrival of Russians and Ukrainians, and after this wave, they dropped a bit, but they haven't returned to the levels before their arrival and won't. Belgrade has become very interesting for investments, the number of tourists is growing, and the demand for rental properties, whether for long-term or daily rentals, is also increasing. As long as this continues, prices will rise, and of course, an increase is expected due to inflation, as well as the fact that in our country, compared to sales prices, rental prices are still low.
