On the romantic island of Rab, in a quiet location, we offer a modern villa with an area of 350 sq.m., surrounded by dense forest with private access via a bridge over a stream.
The territory is about 5000 m2, equipped with surveillance cameras and an alarm system. At the entrance to the property, there are steel sliding doors that can be opened via a mobile app.
The design was approached uniquely to protect the villa from wind, precipitation, and sunlight penetration during the summer months. It was built from scratch with quality, functionality, and uniqueness in mind. The foundation is strip with vertical and horizontal reinforced concrete rings, the ceiling structure is also reinforced concrete, and the central part of the villa is reinforced with AB walls.
This construction provides high static stability against seismic impacts. The concrete slab is insulated by adding a waterproof additive to the concrete slab, preventing capillary moisture penetration, and is covered with SIKA waterproofing coatings. A quality light-toned parquet is laid over 21 cm thick foam, creating a wonderful sense of coziness in the space. The outer walls are 52 cm thick - brick block + 12 cm foam + Baumit facade, while the inner walls are covered with drywall, glued directly to the wall. This construction method provides exceptional insulation against heat and vapor loss. It is worth noting that the room height is 303 cm, which gives a sense of modern and luxurious living space. Roof insulation includes vapor barrier, EPS thermal insulation 25-32 cm, waterproof film, geotextile, and a layer of gravel. Built according to the latest standards, this type of roofing ensures a pleasant climate inside the building throughout the year.
The 400 m2 roof is equipped with full infrastructure for the installation of a solar power plant. Pipes from the roof connect to a 50 m3 tank, providing enough rainwater for watering the planted plants or garden in front of the villa. The interior of the first floor is well-designed and can be divided into two parts.
The living area includes: an entrance hall, a bathroom with a shower, a guest toilet, and two bedrooms with wardrobes located at the back, while the front part with a view of the pool and yard consists of an open-space area with a luxuriously equipped kitchen with a dining area, a central kitchen island, and a living room.
The remaining part of the building is an additional room with a gym and access to the terrace with a pool, and behind it is a garage for two cars, which is part of the building.
The roof cornices, each 2 meters long, cover the glass walls - in summer, when the sun is high, it does not penetrate the space, while in winter, due to the different movement of the sun, the space heats up and receives plenty of light. On the spacious, partially covered terrace, there is a pool and a summer kitchen, as well as plenty of places to relax. The combination of the stone facade completely blends this unique villa with its natural surroundings.
