A secluded old house in Rukmanchi

We present to your attention a very attractive type of real estate located in the Podrav region, namely in idyllic Prlekija, in the village of Ruchmantsy. This property is located in complete seclusion on a gentle hillside surrounded by forests, orchards, vineyards and fields. The site, fully classified as building land, covers an area of 1,358 square meters, has a triangular shape and is remote enough from an asphalt public road to provide peace and quiet. Access from the road to the site is regulated by law, although there is no official road in nature, there is a so-called "field path". In the land cadastre, the plot is listed under the cadastral municipality of Rukmanchi and the site number 727/9. On the site there is an old manor with the address Rucmanci 13, 2258 Sveti Tomaž. According to cadastral data, it was built in 1952, but in our assessment, the annex was erected to the existing house "kimprana" (wooden structure filled with clay and straw), which must have been built long before this year. The condition of the building is very poor and we think it should be demolished. There are no communications at the site except electricity and telecommunications. The third important communication, water, is located at a considerable distance from the estate. The nearest connection point is Rukmanci 9a. As for the neighboring areas, it can be noted that they belong to the Republic of Slovenia.
