Tour of Antalya
The tour of the stunning resort of Antalya is led by Yulia Gaevskaya, who works as a sales manager at Villa Antalya. Antalya is not just a resort city; it is also a large metropolis with a population that doubles during the peak tourist season.
The area and districts of Antalya
The total area of this region is approximately 1417 square kilometers, which is comparable to the size of Saint Petersburg. The city consists of three main districts:
- Konyaaltı
- Muradpaşa
- Kepes
The last one was an independent city, but was later incorporated into Antalya.
Attractive areas for investors
For foreign buyers, the Konyaaltı district is considered the most attractive. Among investors, there is increased interest in two neighborhoods —Liman, located by the sea, andPersimmon, located closer to the mountains. Let's take a closer look at these areas.
Liman: the perfect place for a getaway
Liman is a residential complex located in close proximity to the beach, making it an ideal place for sunbathing enthusiasts. There are numerous hotels of various categories here, and the infrastructure is well-developed. In this area, you can find:
- Supermarkets
- Bakeries
- Meat and fish delicatessen shops
- Clothing and shoe boutiques
- Pet stores
- Cafés and restaurants for every taste
Every Tuesday, there is a farmers' market in Liman offering fresh vegetables, fruits, cheeses, and fish.
Medical assistance and pharmacies
Despite the fact that there are no hospitals in this area (the nearest one is 9 kilometers away), there is a public clinic number 16 located on Boyachai Street. Both Turkish citizens and foreigners with residence permits can receive medical assistance here. There are also four pharmacies with Russian-speaking staff in close proximity to the clinic.
Education and kindergartens
Liman is rich in private educational institutions and kindergartens. For children who speak Russian and wish to study according to the Russian curriculum, there is a primary school and kindergarten called "Deniska." At the Amerikan Kultur Dernegi Kreş (AKD) kindergarten, both Turkish and English-speaking teachers work. There are snow sections available, including classes in gymnastics, choreography, and martial arts. Developmental activities for young children are occasionally held at the Park café.
Infrastructure for active recreation
The Russian school is located in the neighboring Sarysu district, just two kilometers from Liman. Each quarter of Liman is equipped with sports and children's playgrounds for active outdoor games. In the morning, you can often see people riding bicycles or those who prefer morning runs.
Liman is perfect for those who love swimming, as the sea is just a few minutes' walk away. Many residential complexes offer their residents outdoor pools on their premises.
The beaches of Liman
The main advantage of the Liman neighborhood is its proximity to the sea and numerous beaches. The beaches here have fine pebbles and a gentle entry into the water, making them especially comfortable for family vacations with children. They have been awarded the Blue Flag, confirming a high level of cleanliness and environmental quality. Municipal services clean the beach area daily, ensuring comfortable conditions for vacationers.
Thus, Liman is becoming an attractive place for both tourists and those looking for a permanent residence.
Entrance to the complex
Entry to this amazing complex is completely free. It's a pleasure to spend time along the long, picturesque promenade, which is well-maintained and designed for those who prefer walking or cycling.
There are also comfortable benches for resting, and small cafes provide the opportunity to enjoy drinks and snacks outdoors. The promenade is adorned with greenery, including palm trees and other exotic plants, creating an atmosphere of coziness and comfort.
The popularity of the Liman area
The Liman area has become very popular among those looking to rent accommodation in Antalya. Here you can find:
- Individual houses with fenced adjacent areas
- Small residential complexes with swimming pools
- Large hotels
Rental prices in this area start from800 Turkish liraapproximately 200 euros) and can reach3000 lira per monthThe minimum cost of a two-room apartment here is around 760 euros.50,000 euros.
The cost of real estate varies depending on several factors, including:
- The area of the apartment
- Distance to the sea
- Proximity to infrastructure
- Number of floors
Shortage of villas
It should be noted that villas in Liman are quite rare, as most new developments offer apartments instead. In recent years, there has been a significant shortage of land suitable for new construction. As a result, real estate transactions mainly take place in the secondary market.
Nevertheless, the Liman district remains young, dynamically developing, and full of life, with most local real estate being no older than five to six years.
Khurma District
As for the Hurma district, its active development began about ten years ago. During this time, the local population has increased from4,000 to 20,000 peopleThe area of the district has noticeably increased. The shortest distance from the district to the sea is based on measurement data.one kilometerin the southern part and approximately3.5 kilometersin the north.
People choose Khurma for its beautiful natural landscapes, clean air, and stunning views of the mountain ranges, as well as its proximity to the sea and the beach.
Foreigners in the area
In this area, there is a significant number of foreigners, including both Antalyans and retirees from large cities like Istanbul and Ankara, who appreciate the calm atmosphere of this place. Among the foreign residents, the largest representation comes from the CIS countries, particularly fromRussia,UkraineandKazakhstan.
Stores and infrastructure
As in any modern neighborhood, in Khurma you can find large grocery store chains, such as:
- Shock
- A-101
- Bim
- Migros Jet
Even small local shops. Many complexes offer the opportunity to collaborate with specific stores that can arrange for grocery delivery right to your home. Large hypermarkets, such as those located on the border between Khurma and the Sarysu area, are available.MetroandMigroswhere you can buy everything you need.

General information about the Hurma district
Located just 7 kilometers from the large shopping center Miguel and a 10-minute bus ride away, the Hurma district does not offer its residents a local market. People prefer to shop at the market located in the neighboring Liman district, which is famous for its variety of goods. However, in light of the significant population increase, the Konyaaltı administration has decided to build a new market specifically for the residents of Hurma. The new market will be situated on the left bank of the Boachai River and will cover an area of 4,094 square meters.
Cafes and restaurants
Khurma, primarily being a residential area, offers a smaller selection of cafes and restaurants compared to Liman. However, there are several comfortable establishments here, including both traditional Turkish and Russian restaurants. Nearby is the village of Chakyrlars, which features popular meat restaurants surrounded by green gardens, where guests have the opportunity to grill their own meat on a barbecue.
Medical care
Currently, there is no clinic operating in the Khurma area, and all patients are served at the Liman medical facility. However, a large hospital is planned to be built in Khurma soon, which will be able to accommodate at least 150 patients. There are also several pharmacies in the area where assistance is available in Russian and English.
Education
As for educational institutions, there are no private schools in Khurma, but nearby, in the Liman area, there are private colleges, and a Russian school is located in Sarysu, just a kilometer from Khurma.

Parks and squares
One of the distinctive features of Khurma is its modern parks and squares. Almost every block has new playgrounds with safe rubber surfaces, outdoor exercise equipment, and cozy gazebos with benches, surrounded by lemon and sugar trees. Many parks are equipped with beautiful fountains and landscaped compositions that add splendor to the area.
Real estate and infrastructure
The real estate and infrastructure of residential complexes in Hurma are comparable to those in Liman, but there is a significantly greater variety of options available. Currently, investing in new construction is offered at more affordable prices. In Hurma, there are both large residential complexes with the necessary infrastructure and individual houses in gated areas. For example, the price of a two-bedroom apartment in a building complex with a swimming pool starts from37,000 euros...while for an apartment in a completed building they are asking from...40,000 euros.
Villas and neighborhoods
There are hardly any villas in the area, just a couple of old complexes with two-story buildings, so the best villa options should be sought in other districts of Antalya. Unlike Hurma, Muratpaşa is a larger municipality in Antalya, which includes the historical city center.
The popularity of the Lara district
Recently, Lara has been attracting the attention of foreign investors looking to purchase real estate. This area deserves special attention due to its features.
Lara's infrastructure
Let's start with Lara's infrastructure. It is located on a natural elevation, just like the central part of Antalya, which results in rocky coastal areas. The sandy beaches begin at the "Sera" hotel and continue to the Kundu neighborhood, which is also part of Antalya.
The most popular areas are the coastal regions of Lara, located in close proximity to the sea, such as:
- Shirinyalı
- Fener
- Green Garden
- Çağlayan
- Güzeloba
- Kundu
These areas are characterized by developed infrastructure, luxurious residential complexes, well-maintained parks, modern office buildings, as well as numerous good cafes, restaurants, and shopping centers. The total length of the coastline is about 15 kilometers.
Beaches and relaxation
At the very beginning of the coastline, there are municipal free beaches where you can rent sun loungers and umbrellas at quite affordable prices. Further along, there are paid beaches that offer all the necessary amenities, including musical entertainment and recreational activities.
In close proximity to the beaches, there are vast green spaces that are mainly used for picnics, featuring special tables and grills under the shade of trees.
Business and entertainment life
Lara is considered both a business and entertainment center of Antalya, home to numerous company offices, major business centers, as well as popular restaurants and nightclubs. Locals rate life in Lara as convenient and prestigious, which undoubtedly makes this area desirable for affluent residents of Antalya.
Shopping malls
In the Lara area, there is a modern and large shopping center called "Terracity," where you can find products from well-known fashion brands of clothing and footwear. Nearby "Terracity," there are smaller shopping complexes "Laura" and "Shimall."
Each of them has cafes and restaurants offering a variety of dishes to suit every taste.
Medical services
In addition, there are major private hospitals in Antalya located in this area, such as:
- "Medical Park"
- “Life”
- Lara Anadolu
- “BSK Lara”
There are also specialized medical facilities, including the gynecological center "Jinefem" and a branch of the "Memorial" hospital, which offers treatment for breast and thyroid diseases. There are also many dental and cosmetic clinics here.
Education in Lara
Each of the neighborhoods in Lara boasts the presence of public educational institutions. In Güzeloba, there are private international schools, such as the Moscow International School and the Russian International School, which offer education based on Russian educational programs.
Lara offers a wide range of additional educational courses, making it an attractive place for families with children to live.
Real estate in Lara
Real estate pricesIn Lara, it depends on the chosen neighborhood, but overall this area is considered one of the most promising for investments in the Antalya real estate market.
Expensive apartments in Şirinyalı
In the Şirinyalı area, you can find some of the most expensive and spacious residential properties in Antalya. This neighborhood typically offers apartments with three bedrooms or more. The starting prices for housing here begin at200,000 euros.
Next to this place is the coastline, although it is rocky, and the beaches are designed with wooden walkways, which gives them a unique style.
Available options in Güzeloba
When it comes to more affordable housing options, the Güzeloba neighborhood offers good opportunities, where you can find both compact apartments and more spacious models with three to four rooms. The price range for apartments in this part of the city starts from50,000 eurosthat makes it accessible to more people who are interested.
Disadvantages of Güzeloba
Despite the attractive offers, Güzeloba has one significant downside — its proximity to Antalya Airport. Due to the continuous takeoffs and landings of planes, the noise from air traffic becomes quite noticeable. Most residents quickly get used to this background noise.
The sea is in close proximity, but Lara Beach is located about a kilometer or more away from the accommodation.
Residential complexes and Kundu
Along the coast, you can find residential complexes; however, it is worth noting that the sale of real estate in these areas to foreigners is restricted due to the proximity to military facilities. If we consider the Kundu area, there is an opportunity to purchase apartments right by the beach.
- The minimum prices start from60,000 euros.
- Options with two to three bedrooms are available.
Transition of interest to Lara
Previously, Lara was considered a very attractive place for the Russian-speaking population due to the presence of a Russian school here. However, after the opening of a branch of this educational institution in Konyaaltı, interest in Lara has noticeably decreased.
Nevertheless, this area still attracts foreigners working in the tourism sector, as many significant tourism companies are located here.
Development of the Kepez district
As for the Kepez district, it occupies a significant area in the north of Antalya and is considered the most populous and rapidly developing place in the city. Although the number of foreign citizens here is still not as high as in other parts of Antalya, interest in this area is growing every year.
The infrastructure in Kepez continues to develop steadily. The city municipality was established here inin 1994and since then the population has more than doubled, now exceeding500 thousand residents, most of which are local.
An interesting fact: among the elite of Antalya, including the mayor and his entourage, there are residents from the neighboring district of Döşemealtı.
Russian-speaking population and distances
The percentage of Russian-speaking citizens in Kepez is also increasing, which creates a friendly atmosphere for Russian speakers. Depending on the specific neighborhood, one can observe differences in distance to the central parts of Antalya and the coast.
- It's about to the sea in Konyaaltı.9 kilometers.
- About the center — approximately10 kilometers.
- To Antalya International Airport — about13 kilometers.
Conclusion
In conclusion, while visiting Antalya and exploring areas like Liman and Hurma, I realized how unique and attractive this city is for both living and vacationing. Thanks to its strategically convenient location by the sea and well-developed infrastructure, these neighborhoods offer everything necessary for both permanent residents and those who prefer a comfortable holiday. The abundance of supermarkets, cafes, and educational institutions creates a comfortable living environment, which is particularly important for families with children.

The estuary stands out with its beautiful promenade and beach.blue flagIt makes it especially appealing to sun and sea lovers. On the other hand, Khurma, with its picturesque views and fresh air, is perfect for a more peaceful life.
