The beginning of my journey to Turkey
My journey to Turkey began with an unexpected trip when my friend, who had just purchased an apartment in Alanya, invited me to spend some time with him. I was amazed by his decision to buy property abroad and wanted to understand what motivated him to make that choice. However, when I visited this southern place, it struck me: the perception of a country from a hotel room window and from the window of your own home is vastly different.
The discovery of the value of life in Alanya
While in Alanya, I suddenly realized the value of life in such a beautiful corner of the world. There's no need to rush here — all kinds of pleasures are available literally everywhere. I enjoyed the view of the sea, interacted with the locals, and simply relaxed. This peaceful atmosphere led me to consider the possibility of buying my own place in the near future.
Searching for a reliable realtor
On the Alanya waterfront, I met the realtor again, whom my friend introduced me to. Over the years, I've realized how important it is to have a professional you can trust by your side, especially in a foreign country. A good realtor is just as essential as a lawyer or a doctor, as they can help navigate all aspects of the real estate market.
- Contact an agency of the appropriate size:Too large a company may not pay attention to each client, while too small a company may face licensing issues.
Initial steps to purchase
I immediately informed the realtor that I wasn't in a hurry to buy and just wanted to familiarize myself with the existing offers. She smiled and replied that most clients make spontaneous decisions. I found that amusing and didn't expect that one day I would be among those clients. When I was shown an apartment with a stunning view of the sea, I was so impressed that I immediately sent a request to my family for a transfer of funds and ultimately became the owner of that apartment.
To buy or not to buy?
I bought it for €46,000, and now its market value has risen to €70,000. My realtor was right to remind me that the choice should be made with the heart. Initially, I was looking for advice on where to invest properly, but when I saw that particular property, I was sure it was my perfect option. When I stepped out onto the balcony, I was greeted with a stunning view of the city, the sea, and the fortress, and I didn't want to leave anymore.
Now and forever
Now, as I enjoy my home in Turkey, I realize that this decision was one of the best in my life. I am satisfied not only with what I see outside the window but also with the apartment itself. I would like to note that there is a trend in Turkey towards“Europeanization”Housing: apartments are becoming less spacious, and balconies are a distant dream — their area is shrinking. Nevertheless, I am glad that I made my choice, and now I have the opportunity to enjoy all the delights of life in this charming corner of the world.
I have a wonderful apartment with a convenient layout, even though it falls into the "one-room" (or "1+1") category, its total area is 75 square meters. On the balcony, which is 20 square meters, I can fit a cozy table, four chairs, a built-in grill, and it won't take up all the space. I was advised to install glazing, and now even in the winter, I often spend time on the balcony, hosting guests.
In recent years, prices for residential real estate in Turkey have noticeably increased. I bought my apartment for €46,000, and now its market value is around €70,000. If you negotiate, it's quite possible to get a sum of €75,000. This situation allows me to consider investing to preserve my savings. I have already made investments in new buildings during their construction several times, as the process of building housing takes about 18 months. During this time, I have successfully increased my funds, which were then invested in new projects.
The role of a realtor in investments
In the real estate sector, a professional realtor plays a crucial role, as they can assess the attractiveness of a specific property, provide information about the developer, and discuss the prospects of the area. Currently, there are many interesting apartment offers for purchase in Turkey.

Real estate in Alanya
Real estate in Alanya opens up amazing opportunities for you, and the offer to purchase apartments in Antalya for 91,500 euros becomes a great prospect for those looking to find a comfortable corner abroad.

It is especially worth noting the possibility of legally obtaining a residence permit when purchasing property, which adds significant value to this offer. Online viewings are available for interested parties, as well as the option to finalize transactions remotely, which greatly simplifies the process. Payments can also be made in rubles, broadening the horizons for potential buyers.
Rising utility costs
Despite the rise in utility prices, storing funds in eurosIt softens the impact of this problem. The rise in utility rates is observed not only in Turkey but also in other parts of the world, including Russia and Germany. This phenomenon has become a global trend that people need to adapt to.
At first, when I arrived in Turkey, the situation with paying utility bills didn't seem that serious, and for those who keep their savings in euros, the effects of inflation are not as noticeable. Considering the exchange rate changes from 6 to 16 lira, one could say that new arrivals do not face a severe impact from inflationary processes.
Expected expenses
The monthly maintenance costs for the residential complex are approximately 2,500 rubles, which is significantly lower than in Russia, where the cost of similar apartments can be 6,000 to 7,000 rubles. These expenses are only supplemented by bills for electricity and water.
I don't skimp on electricity because I prefer comfort and warmth in my apartment. Considering that there is no central heating here, I use heaters. During the coldest winter months, my electricity bills sometimes reached 10,000 rubles, but that's just an isolated case. In the summer and spring months, the climate here allows me to turn off the heating by the end of March, and the last time I swam in the sea was on November 12; thus, the need for heating the apartment is not so critical. Water supply, on the other hand, is quite inexpensive.
Management company and services
The management company continuously monitors the condition of the complex's territory. The area is always kept tidy, the lawns are neatly trimmed, and flowers are everywhere. The only unpleasant moment was during the pandemic when the pool and sauna were closed. However, all restrictions have now been lifted, and you can once again enjoy all these amenities.
The complex also featuresbeautifully designed landscape architectureThere are two managers in the administration who are always ready to help and respond promptly to residents' requests.
Practical help with capoeira
When I first arrived here, I didn't speak Turkish and was worried about how I would handle everyday issues, like what to do if a faucet started leaking. However, it turned out to be quite easy: all I had to do was call a plumber, show him the problem, and he would immediately assess the repair cost on his calculator.
- In my case, replacing the faucet cost me only 200 lira, which turned out to be a really good deal at the current exchange rate.
- Kapydzhi managed to complete the replacement in just a few minutes.
- This is just one example of how quickly problems are solved here: installing shelves, transporting furniture, and much more.
Kapydzhi will always be able to find someone to solve such tasks. It's a kind of "assistant" for us, the owners.
Structure of the complex
The complex consists of three buildings and is surrounded by a single fence. It was built 12 years ago at the request of Danish owners, and over time, many of them began selling their apartments.
Potential for investments
The opportunity to legally obtain a residence permit by purchasing real estate here has become the easiest way for foreign citizens to legalize their status, making such options even more attractive for potential buyers.Trends in the Turkish real estate marketThey create excellent opportunities for investment and immigration. The choice of housing in this region will always be in demand and relevant.
Don't miss your chance!
I purchased my property from a Danish citizen. A multicultural community has formed in our area. When I first moved here, there were no Russian-speaking neighbors, which surprised me a bit. However, over time, I noticed that the number of people from Russia, Kazakhstan, Moldova, and Ukraine has increased to about 10%. A Swedish family lives nearby, and below us is an Afghan family. So our neighborhood has become a real cultural melting pot, where the traditions of different nations mix. I truly appreciate that everyone shows friendliness, despite the language differences.
First impression
My first impression upon arrival was very vivid. I went to the store and, returning with full bags, faced a problem — my hands were full, the key was in my pocket, and the rain was starting to drizzle. Just then, noticing me from his balcony, my neighbor opened the doors with a remote, offering his help. This moment became a true example of kindness and support. Inspired by this gesture, I also began to pay attention to how I could help others.
Moving and health
After buying an apartment, I often visited this region, coming three to four times a year, until I decided to make the final move. This wonderful place, with its unique climate, had a significant positive impact on my health after my heart surgery. Previously, I worked in a high-stress job, which negatively affected my nervous system. Here in Alanya, I was able to recover without any medical intervention. In the end, I decided to stay here forever.
The process of obtaining a residence permit
My residence permit was obtained through the purchase of real estate, which turned out to be the easiest and most convenient way. By investing in Turkish real estate, I am essentially putting money into the country's economy, which makes the process of obtaining the necessary documents significantly easier. My realtor also provided invaluable assistance by accompanying me to the office to handle all the paperwork. This procedure didn't cost me too much — about 10,000 rubles. Soon, in just two to three weeks, I was issued a residence permit valid for two years.
Extension of status
Now I have reached the stage of extending my status. The other day, I visited the office to update my documents and received the joyful news: I encountered no problems. The tightening mainly affected new tenants, who now need additional documents and proof of funds in their bank accounts. Unlike them, I was able to simply submit the necessary papers, pay the fee, and everything went smoothly.
A new atmosphere in the tax office
It is worth noting that in institutions like the tax office, I experienced a completely different atmosphere for the first time. We are used to seeing tax authorities as something threatening. However, in Turkey, I was immediately offered tea and they made an effort to create a comfortable environment so that I would feel relaxed and confident.
Results
In conclusion, I want to note that everyone perceives the world in their own way. Personally, I have encountered kindness at every turn. I was struck by how responsive people are here and how willing they are to help — this contrasts with the impressions I had previously in similar institutions. At the tax office, the first thing I received was my tax number, which became a completely new and positive reality for me.
Meeting at the tax office
Entering the large room, I immediately felt the spirit of business communication — there were tables around where young people, clearly no older than thirty, were working and filling out various forms. I came with a realtor since I didn't speak the language.
One of the employees picked up the documents, but soon an awkward pause arose. Drawing on previous experience, I immediately became alert and felt that something was off. Realizing this, the young man asked through the realtor, "Why are you worried? We're just discussing how to best translate the name 'Tukhachevsky Street.' Once we decide, that's how it will be, so there's no need to worry." He then offered me tea or coffee, which was a complete surprise to me, as it was completely out of line with my experience dealing with tax authorities.
Overcoming fear
After that, I gradually got rid of my fear of the tax office. Now I even enjoy going there to pay my car tax, even though I could do it through online services. I like seeing the faces of the people I interact with—there's no psychological barrier. Even without knowing the language, I smile and say, "merhaba," hand over the documents, and within a few minutes, I get everything back without any difficulties.
Traveling to ancient places
I thought for a long time about how beyond Alanya, a completely different, unfamiliar Turkey awaited me, but the reality turned out to be quite different. I was very surprised when I learned about the ancient city of Myra, the birthplace and place of service of Saint Nicholas, as well as his tomb — this truly sacred site. I was curious about the role that Saint Nicholas played for Turkey.
It turned out that the Byzantine Empire once existed here, and Christianity began its existence right here. Turkey has many amazing historical monuments that tell the entire story—from ancient Egypt toRome, including Byzantium and the Ottoman Empire. Traveling through the country, one can immerse themselves in the study of the roots of civilization.
Comfortable travels
The ancient city of Mira is located in the Antalya province, and I noticed that traveling here is very convenient and comfortable. During the two years I spent in this country, I was stopped by the police patrol twice. At that time, I didn't speak either Turkish or English and could only smile while showing my documents. But here, the police don't create problems.
Once during the pandemic, when it was forbidden to leave your neighborhood, I didn't notice this restriction and went out. A police officer stopped me, but he didn't issue a fine; their priority is to warn rather than punish.
Prices for medications
Moreover, I was pleased and surprised to find that the prices for medications are quite reasonable. At first, when I saw that the medications were nine times cheaper than in Russia, I had doubts about their quality. But I was explained that there are no counterfeit drugs in the pharmacy network, as there are strict penalties for selling fake medications — ranging from 12 to 50 years in prison.
Trade and markets
Trading here is also an exciting process. Markets have never particularly attracted me, but in Turkey, I found myself enjoying it. One day, when a friend came to visit me, we decided to take a stroll through the shops. I noticed a pair of jeans that reminded me of what we used to wear in our youth.
We explored the market with great interest, and in its charm, I discovered something new and fascinating.
Introduction
In this article, I wanted to share my personal experience of purchasing real estate in Turkey. The decision to buy an apartment in Alanya was a true turning point for me. A lot of time has passed since I first saw this country from the balcony of my apartment, but those first impressions have stayed with me forever. Turkey revealed itself to me not only as a vacation destination but also as a great investment opportunity.
The importance of a reliable realtor
It is worth noting that the process of buying real estate also requires careful preparation and cannot be done without a reliable realtor. He has become not only a helper for me but also a friend who introduces me to the nuances of the local market. It is important to choose the right agency to avoid problems and complications in the future.
Prospects for price growth
Now, as I watch the rise in apartment prices in Turkey, I realize how right my decision was. Investing in real estate is not just a way to preserve savings, but also an opportunity to multiply them. Each new project brings new prospects. I have already familiarized myself with several new properties and with each time, I learn more about the intricacies of the local market.
Conclusion
Now, looking at all those who are just starting their journey in the real estate world, I can say one thing:Don't rush, choose with your heart.and then your investments will bring you joy and confidence in tomorrow.
It's important to remember
- Buying real estate in Turkey is not only profitable but also enjoyable.
- Choosing a reliable realtor is the key to a successful transaction.
- Apartment prices will rise, and this is a good investment.
- Every plot, every apartment has its own unique story.
Every apartment, every neighborhood in Turkey is a story full of life and warmth, where dreams of your own cozy corner can become a reality. All that's left is to take the next step and discover all the delights of living by the sea.
