Foreigners can purchase properties at the initial construction stage and successfully sell them for a profit. This is a popular strategy chosen by many.

There is also the possibility to open a company in Turkey, either independently or with local partners, purchase a plot of land, develop a project, and build a residential complex.

Legal aspects of foreign investments

What restrictions exist for foreign legal entities in this area?

Despite the fact that many foreigners prefer to have Turkish partners, this is not a mandatory requirement. As a potential investor, I am also considering this option. Entering an unfamiliar market alone, without knowing the local laws and regulations, is extremely difficult.

To implement the project, collaboration with a Turkish contractor is essential to meet government requirements. Turkey has strict construction regulations, and only licensed organizations are allowed to build housing. Therefore, a foreign company can act as the developer, but the construction must be entrusted to a local contractor.

Implementation of investment plans: tips from an expert

Let's assume I have a plan to purchase a plot of land by the sea and build a residential complex or villas for subsequent sale. How can I implement this project?

In Turkey, each plot of land has its own building permits and building ratios. Therefore, before buying land, it is necessary to determine the type of future object: villas, apartment building or something else. Otherwise, it may turn out that only private villas are allowed to be built on the plot, and your idea of an apartment complex cannot be realized.

Key aspects of choosing a land plot

When choosing a land plot in Turkey, you should pay attention to three main aspects:

  • Building permit:It is necessary to ensure that the site allows for the planned project to be implemented.
  • Location:assess the prospects of the area for the sale of ready-made housing and the ratio of the price of the plot to its market value.
