At the same time, commercial spaces on the first level of building 1.2 will include shops, cafes, and other amenities. The building also features commercial premises. The price per square meter is up to 100,000 rubles, while on the top floor it rises to 106,000 rubles. On the second floor, there is a two-room apartment, while other entrances have euro-three-room apartments and more classic options.

The distribution of rooms in the Sunny Ruchey LCD complex suggests that exceptional planning solutions can probably be expected. Windows in the restroom, master bedrooms and laundry rooms are presented as a fashionable innovation, but at the start of sales they are not yet observed. The price per square meter in one-room and studio apartments usually does not exceed 110,000 rubles, which is quite a bargain.
Setl Group and Setl City: leaders in residential construction
Setl Group and its subsidiary Setl City are known for the timely delivery of residential properties. They choose unique locations near parks and metro stations. Their projects are always substantial and of high quality. However, despite all their efforts, some issues occasionally arise, such as leaks on the roofs and in the parking lot of the residential complex "Sunny Stream".
For now, we can only hope for new interesting offers in the next buildings of the complex, as Setl Group and Setl City have a reputation as leaders in residential construction in the city of St. Petersburg. Alternatively, they could possibly be the leading companies in the housing construction industry.
The advantage of high ceilings
High ceilings are one of the advantages to think about. Living on the second floor also has its pluses and avoids some problems. I am very happy that the developer's representative tries to promptly resolve all issues and help in every situation.
Trust in reviews
Personally, I don't really trust the reviews that can be found on other resources, as they are often either completely positive or have a negative tone. However, on some sites, you can find reviews from real investors, and they are often supported by photos. I found a very informative report that could be useful for potential investors.
Quality of finishing materials
The finishing materials have already been replaced, so the "turnkey" apartments look somewhat different. Overall, the client gave a high rating to the developer and decided to reach out to them again, which in itself is already a good recommendation. I recommend checking out the details.
Complaints and recommendations
Some people have complained not only about the finishing but also about their interactions with the exclusive broker's managers. It is worth noting that this agency is part of the Setl Group holding, which makes them affiliated entities. We will take these complaints into account and will definitely address them in the next part.
Exploring the surroundings
For now, let's take a look at the surroundings of our new building and learn more details. Just a month ago, I visited the residential complex "Sunny City" due to the launch of sales for a new phase and shared my impressions about the social and transport infrastructure. Since then, I have tested the new section of the Veterans Avenue road, which has reduced travel time by 10 minutes. This time, the route went through the private sector to Budennovsky Avenue.
To the right of us is the territory of the residential complex "Sunny City. Residences." In the review, I attached a screenshot of the discussion of this post and highlighted all the important points for your attention.
This neighborhood can be called a kind of bridge between high-rise buildings and the private sector. Along Veteran's Avenue there are still high-rise buildings with 8-12 floors.
Active work is underway at the construction site, and the area has already been fenced off almost up to the "Lenta" hypermarket. Some sections are already equipped with machinery, but everything is quiet on our side.
Advantages and disadvantages of the first phase of construction
The first phase of construction has both positive and negative aspects.
A plus is the presence of a park in front of the development.
To the right of the site is Sosnovaya Polyana Park, but the map shows that they are separated by an industrial zone. It is not known if the factories are currently active there.
A downside is the proximity of already built houses. According to the manager, they plan to develop this area for another three years.
Social infrastructure
Across the street, there are various commercial properties and social infrastructure, including a school, kindergartens, and a clinic.
Improving the transportation situation
New traffic lights are being installed in the area, and public transport stops are being built. It is expected that by summer, the construction will be completed up to the center of Veteran Avenue, which will ease the transportation situation, as Peterhof Highway is often congested. The nearest metro station can be reached in 15 minutes outside of peak hours.
Management of a residential complex
It is likely that the management of the "Sunny City" residential complex and its "Residences" will be entrusted to a single company. Therefore, it is worth carefully examining the already constructed blocks.
Landscaping and cleaning of the area
Courtyards are neatly landscaped, snow is removed immediately after it falls. DSS cars are evacuated from an unacceptable parking space. The road to the new buildings is temporarily blocked, making it difficult to drive down the one-lane street. Underground parking lots are empty, snow is not removed on the streets.
Architectural style
On the route, we see several new houses that differ in architectural style from the Setl City projects.
Selection of new buildings in St. Petersburg
In this area, various developers are active. For example, a residential complex called "English Mile" with brick facades is being built near the Peterhof Highway. This project is attractive, but some of the walls are made of foam blocks. Setl City, on the other hand, prefers to use brick in its constructions.
All Setl City new buildings are sold through the real estateagency "Petersburg Real Estate", which has several sales offices and consulting offices throughout the city. For example, there are two offices and a showroom within the Sunny City Residential Complex, one of which is located opposite the future houses of the Residence. If you are not familiar with the area of the development, it is better to contact an office near a particular project.

"St. Petersburg Real Estate" sells not only properties from Setl City but also from other developers.
The company's managers understand market offerings and conduct analysis of new projects.

Currently, the average interest rates on loans are 8.5 - 9.0%, but there are offers at 7.4%, but they may not be the most favorable, according to experts. Additional information about promotions and subsidized programs will be provided by mortgage managers of the developer.
One of the alternative methods of paying for housing is through installment payments.
The terms of its arrangement may vary depending on the developer, so it's best to clarify this information with the manager.
For example, the residential complex "Sunny City. Residences" offers two installment plans:
20/80: the down payment is 20% of the total cost of the apartment and the remaining amount must be paid after 4 months.
Installment plan with a down payment starting from 30%and with further equal quarterly payments until the completion of the house construction, while the price of the apartment will increase by 15%.
Booking accommodation with price lock
You have the opportunity to book an apartment for two weeks with a refundable deposit of 20,000 rubles. Non-refund of this amount is possible only in case of refusal to buy the apartment. "Sunny City. Residences" is the developer's first project with the use of escrow accounts. For clients, the process of concluding a contract remains the same, only now the money is transferred to the escrow account. The first contract for this complex has already been signed.
Development on Peterhof Highway
Several residential complexes are actively being built on Peterhof Highway, including the "Baltic Pearl" microdistrict. This area has both completed and under-construction complexes. In contrast, the cost of housing in the "Nautilus" residential complex, which features low-rise buildings, is significantly higher than in the new developments. However, in our residential complex, apartment prices are comparable to those in "Sunny City" and "English Mile," and in the case of the first option, they may even be cheaper.
Interesting conditions from Glorax Development
The company Glorax Development also offers interesting conditions – the pre-finish and rough finish are discounted by 10,000 rubles per square meter.
