The dream of buying a house in Portugal is still quite realistic, despite inflation and rising costs. However, the difficulties in realizing this dream are increasing: houses are becoming more expensive and mortgage interest rates are rising. Nevertheless, house prices are not uniform across Portugal and it is still possible to find cheap options there. These are the 25 cheapest places to buy a house in Portugal in 2022.

There are several municipalities where you can find cheap houses for sale in Portugal, so, for example, in the Castelo Branco District is located Penamacor, the cheapest place to buy real estate in Portugal, where the average price of a house is 399 euro/m2 in the second quarter of 2022. In the next place is the municipality of Niza in Portalegre, where houses cost around 427 euros/m2. Figueira de Castelo Rodrigo in the district of Guarda is in third place.

For less than 600 euros per m2 you can buy a house in the municipalities of Arganil in Coimbra (504 euros/m2), Sever do Vuga in Aveiro (508 euros/m2), Carregal do Sal in Viseu (513 euros/m2), Castro Daire in Viseu (516 euros/m2), Vuzela in Viseu (520 euros/m2) and Santa Comba Dan in Viseu (521 euros/m2). The ranking of the 25 cheapest municipalities to buy a house in Portugal continues with Provença a Nova in Castelo Branco (527 euro/m2), Soussel in Portalegre (529 euro/m2), Mason in Santarém (532 euro/m2), Vidigueira in Beja (532 euro/m2), Idanha-a-Nova in Castelo Branco (533 euro/m2), Alcanena in Santarém (534 euro/m2) and Alvaiazere in Leiria (536 euro/m2). The last place in the ranking is Figueiro dos Vixos in Leiria, where buying a house costs an average of 544 euros/m2 in the second quarter of 2022.

The most expensive municipalities to buy real estate in Portugal

With high inflation putting a strain on household budgets, it is also important to know which towns and villages have the highest house prices in Portugal.

According to a study conducted by idealista, these are the most exclusive places to buy real estate in Portugal: in first place is Lisbon, where a square meter costs an average of 5,000 euros, which is the most expensive municipality in the country. It is followed by Cascais (4116 euros/m2), Grandola (3824 euros/m2), Loulé (3369 euros/m2), Oeiras (3262 euros/m2) and Lagos (3220 euros/m2).

Note that 250 out of 308 Portuguese municipalities were considered for this study. The rest were excluded because the sample was not representative during the period of analysis.
