The summer season is approaching, and we are increasingly thinking about the sea, as everyone would like to have a few square meters right by the coast. Property prices by the sea have been rising in recent years, but in some countries, such as Montenegro, there is still a decrease in the cost per square meter. Albania is the most affordable option, as you can find a studio "5 minutes from the sea" for 27,000 euros. We will also discuss the situation in other attractive locations in neighboring countries.
As for the Adriatic
Our people most often consider purchasing real estate in Montenegro, but in recent years, there has been a growing interest in the Albanian and Croatian coasts. In the real estate market, apartments and flats are in the highest demand, while houses are purchased to a lesser extent.
Budva
It is one of the most famous cities in Montenegro, so the prices per square meter here are accordingly high. Together with Tivat and Herceg Novi, it is among the most expensive places. The price per square meter reached over 2000 euros, leading to a 40 percent increase in prices in 2022. However, recent data shows that there has been a decline in apartment prices in this country for the third consecutive quarter. The location is attractive as it is just a few steps from the Old Town. It is noted that it has good rental potential, as it can be divided into apartments.
Apartments
They are a very profitable and popular business in Montenegro, as well as along the entire coastline. The cost of accommodation typically ranges from 25 to 70 euros per night, depending on proximity to the beach. If someone wants to relax and afford a 100 square meter property by the sea, for example in Herceg Novi, it can be done for 280,000 euros, allowing you to enjoy the sea view from a large terrace.
Croatian coast
It has higher prices compared to other proposed locations. For example, an apartment of about 42 square meters in Rijeka is offered for 116,000 euros, while a slightly larger one, around 50 square meters, is priced at about 155,000 euros. In Rovinj, a 42-square-meter apartment costs 145,000 euros.
Saranda
During the coronavirus pandemic, Saranda was heavily visited by many Serbian tourists. Some data indicates that a lot of investment is coming from northern countries, and one of the advantages is its geographical location, as it is very well connected to neighboring countries by both land and sea routes. An apartment of 67 square meters located 150 meters from the sea in Saranda costs 55,000 euros. A larger apartment of 81 square meters is priced at 115,000 euros. We came across an interesting offer on an advertising website for a three-room apartment in a complex with a pool for 88,000 euros. It is stated that this is a modern complex built to the highest construction standards. The complex offers many amenities, such as a spa, pool, massage center, playground, and a total area of 62.7 square meters.
Greece
Balkan tourists love the Greek sea and its recognizable Mediterranean spirit, which is why there is a great interest in real estate in this region. Interestingly, Greece is cheaper than neighboring Montenegro in some categories. For example, in Thessaloniki, you can buy a 60-square-meter apartment for about 60,000 euros, as stated in one online ad. Or a house on Thassos with an area of 84 square meters for 65,000 euros.
Halkidiki
It is a very popular resort. A 60 square meter apartment with three rooms is for sale at a price of 110,000 euros. It is located 50 meters from the sea in the village of Kassandra. A larger property of 95 square meters on Sithonia can be found for 80,000 euros. Many people prefer to travel to neighboring countries by car for vacation, so it is useful to familiarize yourself with the new road tariffs and insurance costs before the trip.
