According to a new analysis, Limassol is the leader in high rental yield, offering 7.8% for two-bedroom apartments, and also has the highest property market prices among all the analyzed properties on the island.

According to Dr. Charalambos Pitros, managing partner of Zyprus Property Group, the group's analysis was based on data published by the Central Bank of Cyprus in its residential property price indices.

The figures presented below pertain to secondary market properties aged between 10 to 13 years, in average condition, located in an average neighborhood, and of average size, specifically: a one-bedroom apartment with an area of 50 sq. m and a two-bedroom apartment with an area of 80 sq. m. A three-bedroom detached house with an area of 180 sq. m on a plot of 500 sq.

An analysis of the company Zyprus shows that Limassol is the leader in rental yield, offering 7.8% for a one-bedroom apartment, and also has an annual market value growth of 10.4% for both one- and two-bedroom apartments. The average three-bedroom apartment in Limassol will cost you 550,000 euros.

The real estate market in Limassol has received support due to the arrival of Russian and Ukrainian companies fleeing wartime conditions, as well as Israeli investors who have helped drive up prices and rents.

The market value of apartments in Larnaca has increased by 12.3% annually, and the rental yield for an average two-bedroom apartment (7%) is higher than that of a similar property in Limassol.

Famagusta is the cheapest area for buying real estate. However, the rental yield for a one-bedroom apartment surpasses only (you guessed it) Limassol.

Those who want to buy an apartment for short-term or long-term rental should take into account its operating expenses. Since apartments are generally part of a "jointly owned building," their owners must contribute to the costs of common services, insurance, maintenance, repairs, and management of the building, including everything within the complex.
