Prices for apartments in Montenegro: Budva, Tivat, Kotor, Herceg Novi... All prices for small and large apartments with a detailed list.

Real estate prices in Montenegro are still stable. While global markets have started to cool down and prices are falling in the most developed EU countries such as Germany, the neighbors have the opposite trend. Coastal towns such as Budva, Herceg Novi, Tivat are still the most expensive markets. It is difficult to find a square meter below 2000 euros, and this is the current offer.
Last year, prices per square meter rose by an average of 40 percent. Since then, prices have remained stable. A square meter of apartments and apartments in Podgorica today ranges from 1,600 to 2,000 euros. On the coast, prices have increased significantly, so it is impossible to find a 35 square meter garçonniere for less than 100,000 euros. According to the current offer, the most expensive apartments are located near the beach.
We advise you to pay attention to Budva. Budva is considered one of the most expensive cities in Montenegro in terms of real estate prices. Prices for real estate in Budva and surrounding villages are much higher than average. For example, a 34 square meter studio apartment near Slovenski beach costs 107,000 euros. A slightly larger apartment of 46 square meters, also in Budva, in the city center, sells for 121,000 euros. A large and luxurious apartment of 55 square meters with a terrace and sea view, which is about 1 kilometer from the coast, is sold for 143,000 euros.
Prices for one-bedroom and larger apartments vary depending on the year of construction and location. Prices exceed 200,000 euros, but luxury apartments on the coast itself can reach 990,000 euros and more.
Compared to Budva, Becici offers more affordable real estate prices. A studio apartment in a new building with open sea view in Becici, with an area of 44 square meters, sells for 100,000 euros.






In Kotor, a one-bedroom apartment of 48 square meters on the first line by the sea costs 154,000 euros. A slightly smaller apartment of 37 square meters in a new building with a sea view costs 174,000 euros, while an apartment with a slightly larger area in the city center is asking 220,000 euros. On the other hand, larger apartments can be found for the same price or even less, depending on whether the building is old or new. Thus, a one-bedroom apartment sells for 160,000 euros, while a property of similar size in a new building with sea views costs from 230,000 euros.
The fact is that apartments in Herceg Novi are more affordable than in the previous cities, but the supply of small area is weaker. A 37 square meter studio apartment in this town costs 93,000 euros, while a 50 square meter studio apartment with a terrace sells for 160,000 euros. This property is about 250 meters from the sea and the price of the apartment includes private parking. The supply of small apartments and garçonnières is currently limited.
Apart from Budva, Tivat is one of the most expensive cities in Montenegro. Prices here are consistently above average and often rise. A studio apartment in a new building that is within walking distance of the sea costs 155,000 euros. A 40 square meter garçonnière on this location can be found a little cheaper, for 120,000 euros. Even more affordable is a studio of 18 square meters, which is located in a building with a swimming pool and sells for 70,000 euros. A one-bedroom apartment near the beach of 64 square meters, but with a garage, sold for 221,000 euros. The larger and more luxurious apartments in Tivtu exceed this figure.
As far as the buying process is concerned, you will need, first of all, a passport to purchase real estate in Montenegro. It is recommended to contact a licensed lawyer, who should conduct a thorough check of the documentation, despite the assistance provided by agencies. After signing the sale and purchase agreement, you need to register as the new owner of the property.
