Previously, a small apartment or house near the sea could be purchased for about 50,000 euros, but now that has become an impossible mission. Prices per square meter have changed dramatically, and the rental situation is similar.

Prices per square meter in Montenegro

Today in Montenegro, it's hard to find a small apartment for less than 70,000 euros. It seems that prices per square meter are not going to decrease anytime soon. As for larger apartments, houses, or villas, prices range from 100,000 to 200,000 euros. In Montenegro, apartment prices remain stable. Prices per square meter in Montenegro

Budva is more expensive, so a studio located 250 meters from the sea, with an area of 22 square meters, costs 75,000 euros. On the other hand, a 36-square-meter studio in a new complex in Bar can be found for 72,000 euros.

Prices per square meter in Greece

The rise in prices per square meter is also observed in Greece; however, it seems that real estate in this country can be found at more favorable prices than in the region. The most expensive places include Thessaloniki, Halkidiki, and Paralia, while the cheapest is the Olympic region. Halkidiki ranked fourth among the most expensive places in Greece, with an average price of 1,875 euros per square meter. However, there are listings with attractive offers. One of them states that an apartment in Paralia, measuring 60 square meters with a sea view, can now be purchased for 89,000 euros. As the seller noted, the property is only 280 meters from the sea. There are two large terraces, a living room with a kitchen, and two bedrooms. The "cheapest" properties are located in the Olympic region, in the area of Katerini, with average prices starting from 1500-1600 euros and above.

Secondary housing can be found for as low as a thousand euros per square meter, but in small and underdeveloped areas. The only regions with higher prices than in Halkidiki and Thessaloniki are Attica, the southern suburbs of Athens (3261 euros/m2), the northern suburbs of Athens (2721 euros/m2), the Cyclades with prices exceeding 3000 euros per square meter, and the Ionian Islands, including Lefkada and Kefalonia, where the average price per square meter is 2151 euros.

Prices per square meter in Albania

A furnished apartment in Golem, close to the sea, costs about 44,500 euros for 63 square meters. You can also find studios with an area of 50 square meters priced at 35,000 euros, which are also furnished. Apartments in Shenjin, located 90 meters from the sea, with an area of 63 square meters, cost 51,500 euros, but they are not equipped. An apartment by Mango Beach in Saranda, with an area of 65 square meters, costs 58,000 euros, while a two-bedroom apartment with an area of 48 square meters in Orikum near Vlorë is priced at 48,000 euros. Overall, those planning to buy property on the coast in this country can acquire it for 1,000 euros per square meter.

Prices per square meter in Croatia

In Rijeka, the price per square meter of an apartment ranges from 2500 to 4000 euros. For a 50-square-meter apartment, you need to pay between 130,000 and 200,000 euros. Of the four largest cities, the cheapest is Osijek, where the prices for a new apartment per square meter fluctuate between 1700 and 2000 euros, while old apartments are sold for 1300 euros per square meter. However, agencies say that the market is gradually stabilizing, price growth is slowing down, especially for large apartments, while the demand for small apartments remains high.

Global experts predict a rise in prices.

Real estate prices are expected to rise significantly in all parts of the world over the next 10 years, according to the Ifo Institute for Economic Research in Munich. According to the results of a quarterly study by Ifo and the Swiss Institute of Economic Policy (IWP), global real estate prices are projected to increase by an average of 9 percent in the next decade. "The rise in real estate prices is more driven by demand factors rather than supply," says Ifo researcher Timo Wöner. The forecast for Europe shows a disparity. Real estate prices in Western Europe are expected to rise by an average of 6.4 percent, in Northern Europe by 9.9 percent, while Southern Europe anticipates an increase of 18.4 percent, and Eastern Europe by 14.9 percent. Real estate prices in the UK are expected to rise by 8.4 percent, in Germany by 7.2 percent, in France by 5.5 percent, and in the USA by 6.0 percent.
