Property in the Île-de-France region: price inequality between departments

Real estate prices in the Île-de-France region vary across different departments. In some cities, like Beauvais, the cost per square meter can exceed 4,000 euros, which is extraordinarily high. Meanwhile, the price difference can reach up to 1,500 euros in neighboring areas, such as Avon and Fontainebleau.

In several cities in Essonne, the crisis is almost unnoticeable, but life in Yvelines is becoming too expensive. In the Val-d'Oise department, near Paris, apartments can be purchased for less than 250,000 euros. At the same time, prices around the Bois de Vincennes are falling.

Even the Olympic Games are unable to keep the flame alive in Saint-Denis. In the Hauts-de-Seine department, although prices are decreasing, buyers are not rushing to purchase real estate. Paris has surpassed the mark of 10,000 euros per square meter in the 15th arrondissement. The Yvelines department, with its affluent towns, green landscapes, and proximity to western Paris, logically occupies one of the most expensive places to live in the Île-de-France region.

According to forecasts from the notaries of Grand Paris, in September, an old house in this department will cost more than 436,000 euros, while the average price in Île-de-France is 357,000 euros. In Saint-Germain-en-Laye, Versailles, and Viroflay, prices exceed 8,000-10,000 euros per square meter, making them comparable to prices in the capital itself.

The effect of dependency can be observed even in rural areas and provinces, especially when it comes to houses with gardens.
