The number of foreigners buying real estate in Serbia is increasing, with most of them being from Russia, as well as Macedonians.

Foreigners are increasingly deciding to purchase real estate in Serbia, primarily in Belgrade and Novi Sad. Data from the Republic Geodetic Authority (RGZ) shows that the share of foreign citizens has nearly doubled over the past year. Among the total number of buyers, the proportion of those living outside Serbia increased to 4.81 percent last year, compared to 2.93 percent in 2022. Recently, the largest number of foreign buyers has been coming from the Russian Federation.
In recent years, Russian citizens have primarily appeared as renters of apartments and office spaces, but now they are increasingly deciding to buy.
They also create a large number of companies that then act as real estate buyers. Among the buyers, there are also Ukrainians, and from the European Union, most come from France and Germany. There are also citizens from America, Canada, and Australia, and among neighboring countries, the highest number is from North Macedonia. Of course, there are also many of our citizens who live and work abroad and who traditionally purchase real estate in the domestic market as a form of reliable investment, says Nela Pesic from the Rajcevic real estateagency for 4zida.
