Rents in Belgrade started to decrease after the "explosion" in the real estate market caused by the arrival of Russian citizens. In some locations, they have already returned to the level before the Russians arrived, but in central areas, there are still no rents below300 euros. Experts point out that the peak of student arrivals has passed and the last attempt by landlords to increase rental prices. It is expected that in the coming months, those who want to rent out their property will have to lower the price.

MilicвЂokovic, an appraiser and real estate expert, says that kiriyas are slowly returning to the level they were before last year's “exploitation” in the real estate market, but it is happening more slowly in central locations. He notes that rental prices have come down significantly recently, especially in the city center. Many apartments have already returned to previous prices, but larger apartments and those near business centers are still holding their prices. Now that the “peak” of student arrivals has passed, there is no reason for prices to remain high, so rental prices for these apartments are expected to come down in the near future.

Small apartments and garçonnières can be found again for 120 euros, which was impossible during the “swoop” of the Russians, even in the city center. According to the current offer on the portal Nekretnine.rs, an apartment for this price can be rented in Kalužerici. The owner describes it as a small, furnished garçonniere located close to Smederevo Way, health house, supermarket and bus stop. At this location, you can rent a one-bedroom apartment of 50 square meters for 130 euros.
