High real estate prices have been a feature of the Montenegrin market for a long time, and with the arrival of a large number of Russian and Ukrainian citizens after the start of the conflict, prices for renting or buying apartments have risen significantly. This was stated by Yasmin Yusuf Licina, executive director of Manzil home real estate agency, in an interview with Dan, reports Poslovni dnevnik.

"The current situation on the real estate market, as far as interest, demand and sales are concerned, is very active and unchanged in the last period, and from the experience and work of our agents on the ground, we believe that this situation will not change in the future," he said.

He noted that currently buyers are most interested in real estate in Podgorica, Tivat, Budva and Bar. "As for the capital, the areas around the Big fashion shopping center (City kvart, Master kvart, Central point), the proximity of Atlas capital centra, Preko Morače, as well as in the last period there has been a sharp increase in interest in the settlements of Stari aerodrom and Zabjelo", - quotes Licin.

"One such factor is whether the number of foreigners coming to Montenegro to obtain the right of residence and work on the basis of buying real estate or opening a company will continue to increase, as well as the rise in prices of construction materials and the level of average salaries. I think this situation will not change for at least two years," Lichina said.

He noted that demand for apartments in old and new buildings is still high, although prices for old buildings range from 1,300 to 1,600 euros per square meter, while prices for new buildings range from 1,700 to 2,500 euros, depending on location.
