Green Case Directive: How many properties need to be renovated? - News from Immobiliarie.it

By 2050, approximately 6 out of 10 dwellings in the European Union must be renovated to meet the energy efficiency targets set by the EU Green Homes Directive. The target is ambitious and poses a landmark challenge for all Member States, including Italy, where the housing stock is outdated and energy inefficient.

The majority of residential buildings in Italy fall into energy classes F or G, the lowest and least efficient. More than 12 million residential buildings (i.e. more than 82% of the total number of buildings) must be renovated by 2050 to meet the new energy standards. This represents a collective and synergistic endeavor. The remaining 2.5 million buildings belong to other building types.

European Union Green Homes Directive: guidance and guidelines.

The directive provides several recommendations:

  • Promote the use of renewable energy sources for heating and hot water, encourage the use of solar panels and heat pumps.
  • Improve the insulation of buildings, intervene in walls, roofs and windows to reduce heat loss and improve living conditions.
  • Install smart home systems for intelligent energy management to optimize consumption and reduce losses.

Italy and measures to stimulate energy reconstruction.

Italy has already adopted some measures to incentivize energy renovation of buildings, including the 110% Superbonus, which provides a 110% tax credit for costs incurred for energy efficiency measures.

However, there is still a lot of work to be done here. Challenges to be faced.

It is necessary to simplify bureaucratic procedures, often complex and costly, to facilitate citizens' access to incentives. In addition, it is very important to raise citizens' awareness of the importance of energy efficiency, not only from an economic point of view, but also in terms of environmental protection and living comfort. Finally, it will be important to provide financial resources to help support families and businesses in the energy retrofit of buildings.

More than a simple commitment: an opportunity for the future. Energy renovation of buildings is not only a European commitment, but also an unmissable opportunity to improve the quality of life of citizens, reduce atmospheric pollution and create new jobs. Investing in the energy efficiency of buildings means investing in the future of the planet. A more sustainable, safer and prosperous future for all.
