The real estate on the coast in the region is often half as cheap as in Serbia, but with the general rise in prices 50 square meters, for example, in Greece, this year rose to a minimum of 75,000 euros, which, let's face it, is no longer so affordable.

Till then, as one married couple from Serbia told for "Blic Biznis", they, as it usually happens with a bit of luck, bought their house on the coast for only 32,000 euros! 06.09.2023 12:21 Comments 24 Photo: Sneža Krstić / Ringier

A couple from Serbia bought land and built a house in Greece for 32,000 euros!

We have been vacationing there for over 20 years and decided last year to go in search of a property at the sea that we could buy. We asked and the owner of the apartments where we have vacationed for many years, and he informed us in the spring that he had found a great deal for us. On the outskirts of town, 5 minutes walk from the beach, 10 acres of land for 17,000 euros! It sounded unrealistic, but when we went to the sea this year, he showed us the documentation and explained where the land came from and how to buy it," J.M. says. (53), emphasizing that they had happiness because the land was a relative of their friend and he was willing to sell it at almost half the price. "Blic Biznis" recommends

The interviewee says they bought the land this summer and are now considering with their friend from Greece how to develop the land, i.e. what to build, a prefabricated house or slowly start building. - The plan is to build a small house, no more than 40 square meters, because we realistically don't need more. The kids are grown and it would be hard for us with four of them to get here at the same time. So we need a bedroom, a bathroom and a small kitchen. When we put everything on paper, if we start building a house, it will cost around 20-25,000 euros, while a prefabricated house of 50 square meters will cost around 12,000 euros, and with all communications and completed documentation around 15,000 euros. I think we will choose the second option, because that's how we realized our dream for 32,000 euros," concludes our interviewee.

The price per square meter in Greece ranges from 1,500 to over 3,000 euros!

The fact that our interlocutors were able to save money is also shown by the fact that in the advertisements the price per square meter of ready-made real estate on the sea in Greece is from 1 500 euros. If they had gone down this route, their seaside property would have cost them around €75,000. Of course, as in their case, there are exceptions.

Prices per square meter in Greece from 1,500 to 3,000 euros! The rise in price per square meter is visible in Greece as well, but it seems that real estate in this country can be found at a better price than in the region. The most expensive places are Thessaloniki, Halkidiki, Paralia, while the cheapest are the Olympia region. Halkidiki ranks fourth among the most expensive places in Greece with an average price of 1,875 euros per square meter. The municipality of Thessaloniki - which includes the popular Perea, where Serbian tourists buy apartments, ranks 5th with a price of 1,762 euros per square meter. However, there are also ads with attractive offers. One of them reads: an apartment in Paralia of 60 square meters with sea view can now be bought for 89,000 euros. As emphasized by the seller, the property is only 280 meters from the sea. The apartment has two large terraces, a living room with kitchen and two bedrooms. "The cheapest" properties on the Greek coast are in the Olympic region, in the Katerini area with average prices ranging from 1,500 to 1,600 euros and above. Secondary housing can be found for a thousand euros per square meter, but in small and undeveloped villages. The only areas with higher prices than Halkidiki and Thessaloniki are Attica, i.e. the southern suburbs of Athens (€3,261/m2), the northern suburbs of Athens (€2,721/m2), the Cyclades with over €3,000 per square meter and the Ionian Islands such as Lefkada and Kefalonia, where the average price per square meter is €2,151.
