Luxury homes: when the secret is really the soul of the business
The luxury real estate segment continues to attract investors to Portugal, which remains an interesting destination despite the instability caused by measures such as the abolition of the golden visa program.
Buying luxury homes in Portugal is a choice for many foreign investors, including celebrities and wealthy individuals from around the world, as well as Portuguese personalities among them. This is a million-dollar market segment where privacy is a key success factor. "One of the most valuable aspects for our clients is privacy," says CEO of ORIA Real Estate Advisors, Joana Branquinho. She also notes that ORIA works closely with clients who often have multiple deals. "It's a niche business aimed at international buyers who are looking for a certain level of service that is not easily found in the marketplace," she explains.
The main customers of ORIA
are Americans, but the company works with about 30 nationalities a year, and among them there are also Portuguese who invest in luxury real estate and use the services of the company, which is considered an ideal partner for investors. "We aim to qualify the client in great detail to be their eyes on the market, select the best options available and filter out the less interesting ones. Ultimately, we are the right hand of the client in the long term," Joana Branquinho tells
.
She also notes that more and more foreign investors are now interested in large houses. "Previously, the most popular properties were between 100 and 140 square meters. Now the average size is between 150 and 350 square meters," she says.
The ORIA Company provides real estate advisory services primarily focused on the buyer and operates in the luxury segment of the market.
ORIA is also involved in real estate portfolio management and consulting. "We try to be the client's right hand in the long term. We provide clients with all possible information about the properties and share market knowledge," she says.
Joana Branquinho emphasizes that ORIA's clients value the company's confidentiality and discretion. "We don't use information about our work with famous soccer players for marketing. We prefer to be as discrete as possible and keep it that way. We want to minimize communication but make it clear that we exist for clients who value our services," she says.
Portugal continues to attract the attention of celebrities and the wealthy, and the trend is continuing. "Portugal is attractive and we should not limit that. We are trying to manage it, but it's a bit dangerous," says Joana Branquinho.
