Genoa is Italy's leader in real estate rental income.

Genoa, among the major cities, is the city that has the highest annual rental yield for a one-bedroom apartment, which is 6.6%. This is reported by the research office Gruppo Tecnocasa, according to which the yield for a one-bedroom apartment of 65 square meters in Italian cities in 2023 was about 5.2%.

According to the analysis, in the first half of 2023, 19.6% of properties were purchased for investment, which is slightly higher than the same period last year when the percentage was around 16.8%. Rising inflation is encouraging people to invest their savings in real estate, which has always been considered a great way to invest. Also influential is the return of tourist flows, which has again led to an increase in real estate purchases for accommodation in both the most attractive cities and tourist destinations.

The analysis considers long-term rentals rather than seasonal rentals. The possibility of obtaining stable rental payments encourages owners to be cautious, especially recently in light of uncertainty and rising energy costs.

Nevertheless, annual rental yields remain interesting: for a one-bedroom apartment of 65 square meters in major Italian cities, they amounted to about 5.2%. Major cities that stand out with higher yields, in addition to Genoa with 6.6%, include Palermo with 6.4% and Verona with 6.3%.
