The Aluchra National Real Estate Utilization Administration announces the sale of 9 state-owned plots of land in various villages, pursuant to Article 45 of Law No. 2886 dated 17.11.2023. The land will be sold in the villages of Doludere, Arduç, Armutlu, Yesilört and Çakrak. Here are the terms of sale and location:

1. Sales will be conducted separately at the National Service of National Real Estate Commission, meeting in the room of the Ministry of Lands in Aluchre on the days and hours indicated.

2. To participate in the bidding, those wishing to bid must submit the following documents:

• a) collateral documents (valid Turkish currency, open-ended letters of security issued by the depositary or participating banks
• (the requirement to deliver a letter of security of a temporary nature without restriction and its confirmation is also required), state domestic loans issued by the Ministry of Finance or documents that are issued in lieu of these securities

3. Letters of lien issued by municipal or participating banks should be referred by applicants to the appropriate accounting department, except for collateral documents.

4. If the sale amount of the property is to be paid in full or if the buyer prefers to pay in installments, the sale amount may be paid within 15 days after the announcement of the auction or sale decision if the amount exceeds 5,000 TL within the boundaries of the city and adjoining areas, and 1,000 TL outside these boundaries. If the buyer chooses to pay by installments, at least one-fourth of the amount must be paid in advance, with the remaining amount to be collected over two years in equal installments every three months, subject to lawful interest.

5. The occupancy of the property is described in the terms of sale and no claim for compensation from the farm will be made. Real estate characteristics such as urban planning condition, construction conditions, etc. are considered to be. etc., have been investigated by the applicant with the respective municipality and are known, and the Ministry of Land Management shall have no responsibility for the condition, conditions of the property, etc. e.

6. 9. If the sale amount of the property is paid in full up front, a discount of 20% of the sale price applies.

10. Real estate sales transactions conducted by the Ministry of Lands and the executed documents (VAT, decision documents and state registration fees) are exempt from taxes, fees and levies. Properties sold are not subject to estate tax for 5 years after the date of sale.

11. Applications submitted by fax or e-mail will not be accepted. Bidders may mail their bids to the address listed in the announcement prior to the time of the auction, provided the event has been delivered to the committee chair.
