Immobiliari: emotional bonding and the sale of real estate by Italians.
The survey conducted by Immobiliare.it among 3 thousand users revealed that two thirds of respondents waited from two to twelve months before deciding to sell their property. While every third participant in the survey stretched the time between the decision to sell their property and the official start of the procedure for almost a month, 16% delayed the process for more than a year, almost 30% spent from two to five months, and about 14% from six months to a year.
'For Italians, a house is known to be not only considered the best form of investment, but also represents an object of strong emotional attachment, as it symbolizes the achievement of family well-being,' explains Carlo Giordano, member of the board of directors of Immobiliare.it." -'''Not surprisingly, among the top reasons for putting off actually putting a home on the market, once the decision to sell has been made, is emotional value, first and foremost, rather than predominantly economic considerations. "
Looking at the motivations, we can see that the economic factor is a minor factor when selling real estate: 28.4% of those surveyed sold because they needed more space (of which about 36.5% were between the ages of 46 and 60); slightly more than a quarter sold their homes because they were unneeded. 21.5% had to put their property on the market because of a move to another country - 41% of those who gave this answer are over 60 years old - and in 15% of cases the reason for selling was a desire for a smaller (and easier to manage) property.
"In recent years, the idea of home has changed along with the need for more living space than in the past," Giordano continues. - "Therefore, many Italians have had the need and desire to change their homes, looking for one that better meets the changed needs of life: an additional multifunctional indoor environment and the possibility of having access to a private outside space. "
The market has nevertheless rewarded those who have taken the plunge: although 15% of those surveyed took more than a year to sell, one in five sold their property in two months or less (and around 70% of properties sold during this period were in the north''Italy). Of the 38% of respondents who still haven't found the right buyer, more than 60% of them put their property on the market less than six months ago.
