In contrast to many French departments, Evreux-et-Loire offers investors opportunities in new buildings. This market is resilient due to its location and price differential compared to the Paris region.

Evre-et-Loire has long been an attractive land for real estate investment. Investors from the Paris region have quickly turned their attention to this market, which offers more affordable prices than the Ile-de-France region and has almost inexhaustible rental demand. Less than an hour from Paris, cities like Dreux and Chartres welcome French workers looking for affordable housing. When renting, these customers are looking for properties close to transportation and, above all, energy efficient.

New construction programs. Unlike many other departments, new construction is still active in Évreux-et-Loire. Of course, commercialization takes longer and requires more effort as it is harder for investors to close funding for their project. Nevertheless, the programs continue to evolve. For example, in Chartres, new buildings are now selling for around €4,000 per square meter (in the secondary market the price is €2,500 per square meter), and more programs are planned in the coming months.

This price level is comparable to what can be found in Orleans, for example. There are "last chances" for investors wishing to take advantage of the Pinel+ program before it disappears at the end of 2024. In Dreux, the programs that have started are selling for just under 3,000 euros per square meter. Even Châteaudin, despite its more distant location from Paris, offers excellent opportunities for investors. For the first time in several years, the city is going to host several programs. For example, Nexity has just put up for sale its "L'inédit" program, thirty residential units selling for between 3,000 and 3,500 euros per square meter. It should be noted that municipal incentives likely play a role in developers' decision to bid on department cities. Fabien Verdier, Chateauden's mayor, made no secret of this when presenting the city's real estate strategy last November: "Chateauden is a fast-growing startup. Many developers are already interested in it and we encourage small, medium and large private investors to keep coming," he said. Political will is combined with a favorable economic situation, as evidenced by new investments by Vorwerk in its Thermomix plant in Chateauden and the reconstruction of the former military base 279 for civilian and economic purposes adopted by the Commune.
