In the second half of 2023, rents in Italy rose by an average of 10 percent, and rental ads remained online for just 24 hours in 9 percent of cases. To analyze the current situation and look at different markets, the idealista/data research team took a closer look at which places in Italy are the most expensive and popular places to rent in the second quarter of 2023. Let's understand the picture that emerges from the report.

The study examined listings on idealista, Italy's leading real estate portal. Data from municipalities where the average listing price is more than 875 euros per square meter and the number of sales listings on idealista exceeds 975 (and more than 50 rental listings) were studied. Thanks to this analysis, it was possible to rank the 100 municipalities with the most contacts and where rents are the highest. Let's see what the picture presents itself.

The most expensive places to rent a home

The most expensive municipality in Italy for those looking to rent a home coincides with the most expensive municipality to buy a home (as in the previous quarter): Forte dei Marmi, where the average cost of renting a residential unit is 5,896 euros per month, an increase from the previous quarter. The demand for rentals in this location is led by its upmarket and tourist character.

In second place is another resort in the province of Lucca - Pietrasanta (average monthly payment of 4,051 euros), and in third place is Riccione (3,532 euros per month).

The first three places in this ranking are occupied by places with a bright tourist potential, which inevitably affects the rental market.

Just behind Servia (€2,395 per month) are Fiumicino (in the suburbs ofRome) and Camaiore. Also in the top 10 are Desenzano del Garda, Pesaro, Anzio (also in the province ofRome) and Florence.

Milan ranks 12th in the ranking, with an average demand of 1,559 euros per month for rental listings posted on idealista. Rome, on the other hand, is in 21st position (€1,241 per month). The most expensive municipality in the southern part of Italy is Olbia, where the average rent is 1,496 euros per month.

The most popular places to rent a home

In addition, idealista/data carried out a calculation of an indicator reflecting the demand for rental housing in each region of Italy. The indicator is based on the number of contacts (email and promotions) per listing.

According to this indicator, the maximum demand for rentals in the second quarter of 2023 is observed in Forlì, with an average of 42.4 contacts per advertisement. Reggio Emilia and Cesena are also in the top three (39.7 contacts). The top 10 most popular municipalities looking for rental accommodation include Verona (36.3), Prato (32.8), Mestre (32.1), Brescia (29.3), Padu (28.5), Vigevano (28.3) and Parma (26.5).
