The sale of real estate to foreigners has become a security issue in the Turkish Republic of Northern Cyprus (TRNC). Foreigners, sometimes acquiring land through intermediaries, sometimes through companies with 49% ownership, are creating an unprecedented intensity in the TRNC real estate market.

In his research, Turkish Maritime and Global Strategies President Cihat Yayı, whose published data was quoted and published in the media in Northern Cyprus, international news sites were interested in the issue, leading to a global spread of the problem.

Data revealing the gravity of the situation in Northern Cyprus shows that Israeli companies have acquired some 25,000 acres of land and reveals that land in NorthernCyprus is rapidly passing into Israeli possession. According to the data, foreign companies are allowed to purchase no more than 500 square meters of land in accordance with the laws of the TRNC. However, if at least 51% of the shares are owned by TRNC citizens, these restrictions are lifted and foreigners can buy as much land as they want.

According to Yaya's article based on the data provided, the news notes that as a result of the intense demand for the purchase of real estate in the TRNC, especially from Israeli citizens, there are no more vacant plots of land in Gazimagosa and Iskele.

The problem of buying real estate in the TRNC has become so serious that in 2021, Forbes magazine in America published an article on the importance of buying real estate in the Dipcarpaz region. Notably, there are strategically important parcels of land on the eastern part of the TRNC, which are being pursued by a new wave of demand, and various companies, including those working on behalf of foreigners, are active here.

According to Yayyah's data, real estate acquisition authorization has been granted for 2,672 foreigners in the TRNC in 2022. He urges the authorities to take action, noting that the figures do not include foreigners who have obtained TRNC citizenship and companies holding 51% shares, who often appear to be TRNC citizens, as well as their acquired real estate.

Zorlu Tore, an MP from the TRNC National United Party, says Israelis are acquiring land not only on Karpas, but also in Gaziveren and around Ercan Airport.

In addition, TRNC officials do not take security parameters into consideration when selling real estate to foreigners. They claim that the Israelis purchased thousands of acres of land near the Geçitkale airport, which has become a base for Turkish Armed Forces drone aircraft.
