The real estate market is more stable than last year, but the overall trend both in Serbia and in the region remains that prices continue to rise. Apartment prices in Montenegro are also on a slight upward trend, although at times it seemed that the market was cooling down. The summer season is slowly coming to an end, but coastal towns such as Budva, Herceg Novi, Tivat are still popular and in demand for square meters. A square meter of apartments and apartments in Podgorica range from 1600 euros to around 2000 euros in most cases. On the coast, prices per square meter have increased by more than 40 percent.
In Budva, real estate prices are among the highest in Montenegro. Compared to the average, apartment prices in Budva and the surrounding areas are quite high. For example, one ad states that a studio apartment with a city view of 32 square meters costs 85,000 euros. A larger apartment in Budva with an area of 72 square meters costs 149,000 euros. As for Kotor, a newly renovated garçoniera in the Old Town costs as much as 150,000 euros, with an area of 32 square meters. A studio apartment in Kotor with an area of 57 square meters sells for 132,000 euros.

Herceg Novi has slightly lower real estate prices compared to the previous two cities. Currently, the supply of small apartments and garçonnières is limited. For example, the price of a one-bedroom apartment of 47 square meters is 171,000 euros. A one-bedroom apartment in Bijeloja with an area of 42 square meters can be found for 98,000 euros.
Tivat, apart from Budva, is one of the most expensive cities in Montenegro. Apartment prices are constantly above average and sometimes rise sharply. For example, an apartment of 49 square meters in the center of Tivat, just 5 minutes from the center, is sold at a price of 245,000 euros. A 44 square meter studio apartment in the popular area of Lustica Bay with an area of 44 square meters is sold at a price of 341,000 euros.
As for the buying process, you will first need a passport to purchase real estate in Montenegro. Agencies recommend that, in addition to the assistance they provide, you hire a licensed attorney to thoroughly check the documentation. After signing the purchase agreement, you need to register as the new owner of the property.
Foreign citizens and foreign companies in the period from January to October last year purchased real estate in Montenegro worth 370 million euros, which is significantly more than in previous years, according to the Central Bank. The most real estate in Montenegro was purchased by citizens of Germany, then Russia, and in third place citizens and companies from Serbia. Foreigners spent 278 million euros to buyreal estate in Montenegro in the whole of 2021, 116 million in 2020, 178 million in 2019 and 182 million in 2018.... Over the past five years, foreigners have purchased real estate in Montenegro to the value of 1.2 billion euros.
