Apartments in Trieste under 30,000 euros: The perfect beach vacation for little money? A decisive condition for a profitable purchase?
Prices for apartments in Trieste start from around 30,000 euros and can reach million-digit figures. Although location in many places determines the price, the fact is that most properties are centuries old, so the same area in the city center can differ in price by more than 20,000 euros.
Real estate in Trieste
In Trieste, the most popular one-bedroom apartments are up to 50 square meters, but unlike our capital, where the view from the window usually opens on the neighboring houses, in this Italian city you are mostly facing the sea. The price mainly depends on the condition of the property and whether additional investments are required.
For example, a 50 square meter studio apartment on the third floor sells for 29,000 euros, which is 580 euros per square meter. As stated in the ad, the apartment is suitable for living but can also be used for temporary stays. It consists of an entrance hall, a living room with kitchenette, a small bedroom and a bathroom. The best part about this home for buyers is the location just 10 minutes from the city center and the beach. However, whether it will be sold at this price is an open question because, as stated in the ad, this is the starting price for a beachfront property as it is up for auction.
There is also a 45 square meter apartment for sale at a price of 35,000 euros, which is 770 euros per square meter.

Also available for sale is an apartment of the same area at a price of 45,000 euros, or 1,000 euros per square meter. The property is about 7 minutes walk from the center and a little further from the nearest beach Ausonia Beach, a famous private beach in Trieste.
Depending on the current offer, it can be seen that apartments in Trieste with the same size and in the same location can differ in price by 10,000 euros or more. Obviously, the condition of the building is critical. Although most offers are for older buildings, owners are holding out for higher prices for those that are well maintained or renovated.
The process of buying real estate
The process of buying a property in Italy often requires a written offer to purchase and a deposit to be sure of your intentions. It is also advisable to hire a lawyer or legal advisor to simplify the whole procedure. After reaching an agreement with the agency, the hired attorney draws up a preliminary agreement or "Compromesso". This contract does not transfer ownership, but does contain all the details of the sale and gives the seller time to gather all the necessary documents by the agreed date.
In Italy, it is common to see advertisements to buy houses for one euro, especially in small towns, but interested candidates are required to pay a deposit of 2,000 euros and commit to renovating the property. Most of them need some type of repair, and interested buyers need to fill out an application for a home they are interested in, and thus commit to repairing it within three years.
