Real estate: who rises, who falls

Paris and Ile-de-France are experiencing a decline in prices per square meter, while southern French cities and some medium-sized cities are maintaining their positions and sometimes even increasing their prices.
First observation
Made both by notaries, various agencies and the National Real Estate Federation (Fnaim): the Mediterranean area is resisting the decline in prices. "The sun and sea are always appealing, although we don't know for how long," says Delphine Morjean, a real estate agent at IAD in Saint-Martin-de-Croix (Bouches-du-Rhône). Antibes (Alpes-Maritimes), Fréjus (Var), Nice (Alpes-Maritimes), Nîmes (Gare), Perpignan (Eastern Pyrenees) are still seeing price increases.
In these cities, the price per square meter ranges from 2000 to 5000 euros. Some of them even have Parisian prices and are not going down. "This is particularly the case inAntibes, where the price per square meter approaches 10,000 euros. The neighboring city of Cannes (Alpes-Maritimes) is also not far behind, with a price per square meter of 12,000 euros," says agency Guy Hoquet.
It seems that the tourism sector has settled from a downward trend
The Fnaim notes that prices for ski resorts and seaside resorts jumped 6% and 3.8% over the past year, respectively. On average, real estate in the Hérault department rose by 4%, the same in Savoie and Haute-Savoie. "In these regions, where retirees are settling in and where wealthy people are buying secondary homes, buyers don't always need a mortgage loan. Therefore, they are less exposed to high interest rates and support demand," analyzes Loic Kanten, president of Fnaim.
Prices on the Atlantic coast are also not declining. La Rochelle (Charente-Maritimes) rises slightly, with a price per square meter of 5000 euros.
On the other hand
Prices in the Loire-Atlantique department fell by 2.4%, while Nantes lost 3.1%. St. Nazaire, where prices have risen sharply over the past three years, also lost nearly 7%. However, the resort town of La Bolle, popular in the region, still has prices above 7,000 euros per square meter and continues to grow (+ 2.6% YoY). Like Nantes, major cities suffer from a lack of interest. Most are seeing declining or stagnant prices, including Bordeaux, Lyon and Toulouse.
