Real estate on the coast: Prices in Albania, Montenegro, Croatia, and BiG. Economic aspects.
Every citizen of Serbia has at least once thought about how great it would be to have a property on the seaside. And while the demand for apartments in Greece is growing, the question arises - how much does it cost to have your own place by the beach in some nearby country?
Despite the inflation in the real estate sector, there are places where you can find apartments at reasonable prices, such as in Albania.
A furnished apartment in Golem, close to the sea, costs about 44,500 euros for 63 square meters. You can also find guesthouses with an area of 50 square meters for 35,000 euros, furnished.
Apartments in Shenjin, 90 meters from the sea, with an area of 63 square meters are priced at 51,500 euros, but they are unfurnished. An apartment by Mango Beach in Saranda costs 58,000 euros for 65 square meters, while a two-bedroom apartment with an area of 48 square meters in Orikum near Valona will cost 48,000 euros.
In general, when planning to buy an apartment on the coast in this country, it can be purchased for 1,000 euros per square meter.
Bosnia and Herzegovina
Neim is a small town and the only one in this country that is by the sea. Because of this, real estate here is less available, which makes it more expensive. For example, a 37 square meter apartment costs around 62,000 euros. A two-bedroom apartment with an area of 56 square meters is priced at 121,200 euros. In this town, houses are mainly sold, so a 160 square meter house right by the sea costs 665,000 euros.
Croatia
As in previous years, Croatia leads in real estate prices, as confirmed by new data from Eurostat, which notes that apartment prices in this country have increased by 17.3 percent.
A furnished apartment near the beach in Štinjan, near Pula, with an area of about 65 square meters costs around 210,000 euros. On the other hand, a penthouse with an area of 82 square meters and a sea view in Crikvenica costs 390,000 euros.
Montenegro
In Montenegro, apartment prices are quite high, and most owners rent them out for a year. However, if you want a new one-bedroom apartment in Rafailovici with an area of 40 square meters, you will have to pay around 147,000 euros. Budva is significantly more expensive, so a studio located 250 meters from the sea and measuring 22 square meters costs 75,000 euros. On the other hand, a 36-square-meter studio in a new complex in Bar can be found for 72,000 euros. A one-bedroom apartment in Sutomore costs 98,300 euros for 52 square meters and is located 250 meters from the sea. These figures lead to the conclusion that enjoying a sea view in Montenegro is not cheap, and you need to set aside a considerable amount of money for this, even if you plan to buy a very small studio.
Ultimately, when buying property by the sea, the cheapest apartment can be found in Albania. Unless you want to go a bit further - to Greece.
