In Croatia, property prices have skyrocketed. Here are the prices in Montenegro. The real estate market is stable compared to last year, but the overall trend in Serbia and the region indicates that prices are still rising, reports Blic Business.

The prices for apartments in Montenegro are also showing a slight upward trend, although at times it seemed that the market was cooling down. The summer season is slowly coming to an end, but coastal cities like Budva, Herceg Novi, and Tivat remain popular due to the demand for square meters. Over the past year, prices per square meter have increased by 40 percent, and the selection today is quite diverse.

The price per square meter of apartments in Podgorica ranges from 1,600 euros to a maximum of 2,000. On the coast, the price per square meter has increased by more than 40 percent.

Budva

Budva is considered one of the most expensive cities in Montenegro in terms of real estate prices. Compared to the average price, the prices for apartments in Budva and the surrounding areas are significantly higher. One listing states that a one-bedroom apartment with a city view, measuring 32 square meters, costs 85,000 euros. A larger apartment in Budva, measuring 72 square meters, is priced at 149,000 euros. Another studio for sale, measuring 22 square meters, costs 52,000 euros. Additionally, Budva offers a wide selection of luxury apartments, with the minimum price starting at 100,000 euros.

Kotor

As for Kotor, a recently renovated studio, as stated in the ad, located in the Old Town, costs even 150,000 euros, and the area of this apartment is 32 square meters. A one-bedroom apartment in Kotor with an area of 57 square meters is for sale for 132,000 euros. A new apartment with a garage in Dobrota, measuring 46 square meters, costs 159,000 euros.

Herceg Novi

Herceg Novi has slightly lower real estate prices compared to the previous two cities.

Together with Budva, Tivat is one of the most expensive cities in Montenegro. Apartment prices are always above the average level and sometimes even increase. A one-bedroom apartment in the popular area of Tivat, Luštica Bay, is for sale at a price of 341,000 euros for 44 square meters.

Agencies recommend seeking assistance from a licensed lawyer who should conduct a detailed analysis of the documentation. After signing the purchase agreement, you need to register as the new owner of the property.

Germans have "stepped into" the real estate market in Montenegro. Last year, from January to October, foreigners and foreign companies purchased real estate in Montenegro for a total of 370 million euros, which is significantly more than the previous year, according to data from the Central Bank. The largest number of properties in Montenegro was bought by German citizens, followed by Russians, and in third place were citizens and companies from Serbia. In 2021, foreigners spent 278 million euros on real estate in Montenegro, in 2020 - 116 million, in 2019 - 178 million, and in 2018 - 182 million... Over the past five years, foreigners have purchased Montenegrin real estate worth 1.2 billion euros.
