In the summer of 2023, there was sad news for real estate professionals and future property owners. Over the year, the number of mortgage loans in France decreased by half. The reason is that banks have become less generous in granting loans to potential property owners due to the onset of inflation. As a result, the sales and purchases of apartments and houses in the country have declined.
In the departments of Indra and Sher, the volume of transactions has decreased by an average of 25-30% over the past three months, despite a slight drop in the price per square meter, which is causing concern among specialists. There is no visibility for the future of the market. At the Century 21 Adressimo agency in Shatura, led by Ludovic Dagua, the situation is challenging: "In the last three months, we have sold about forty houses, but this is significantly worse compared to last year, as the average volume of transactions has decreased by 25%." This trend mainly applies to urban areas such as Bourges and Shatura, "we are very worried because, to be honest, we have no visibility for the future market."
In times of crisis, some sellers are becoming increasingly greedy and are eager to make as many profitable deals as possible.
Real estate agencies are closing down. Despite the current difficulties with loans, property prices have decreased by 5% in urban areas and by 10% in rural areas. Over 600 real estate agencies have closed or are in the process of liquidation over the past year across France. According to Ludovic Dagu, this mainly affects larger cities like Lyon or the Paris region and does not apply to our region.
