OPCAP - a platform for real estate investment in France with a minimum amount of 100 euros

Banks are currently reluctant to issue new mortgages, but real estate remains a relatively safe long-term investment. Paris is an example: according to the Grand Paris notaries (ADSN/BIEN database), the median price per square meter in the old stock has risen from 80 euros (525 francs) in 1960 to 10,950 euros in 2020!

Despite inflation and rising interest rates, interest in real estate remains unchanged. This real investment is particularly valued (including by young people) because the new products available make it possible to qualify for it. Among the players in the real estate investment sector 3.0 is OPCAP (short for OPérationnel CAPital). The company, headquartered in the Lyon suburb of Villeurbanne, has created a platform that allows real estate investment via blockchain. The first property, an apartment near OPCAP's headquarters, will be converted into student rooms to provide rental income.

Flexible, comfortable and reliable model

Behind OPCAP is Stéphane Brousse, a real estate specialist (formerly of Guy Hoquet, Optimhome) and an enthusiast of new technologies. Together with his team, he has developed a platform that combines "the stability of traditional real estate with the security offered by blockchain technology". This secure and transparent solution, accessible to all, including the less tech-savvy, allows access to liquid and affordable real estate investments. Unlike an investment fund or SKI, the OPCAP platform allows access to a share of the underlying real estate via tokens and blockchain. This type of solution, very popular in the US, allows you to have exposure to the traditional real estate market with a more affordable entry ticket: in the case of OPCAP, it is only 100 euros. 🥳

The fundraiser opens on Friday, October 20, starting at 9:00 a.m.

The rent is on your wallet every month

Once the financing of the object is reached, each of the subscribers will be credited tokens (tokens) to their wallet. Each month, depending on their contribution to the project, they will receive a share of the rental yield directly to their e-wallet. Although subscribers do not become legal owners of the asset, they have a financial entitlement proportional to their investment.

Introduction to the OPCAP service

In addition, unlike real estate, whose liquidity is not always guaranteed, the OPCAP platform makes it easy to buy and sell tokens. Thus, you can sell your shares in a property in just a few clicks, depending on your needs. As for taxation, OPCAP takes care of everything: your income is taxed at source (a flat tax of 30%), which guarantees you a net tax-free income: you don't need to declare anything. For investors whose tax residence is outside France, no taxes are levied.
