The sixth arrondissement of Paris has become the neighborhood with the highest residential real estate price in the French capital as of January 2024. In this arondissement, which includes several historical sites such as Saint-Germain-des-Prés, the French Academy and the Jardin du Luxembourg, the average price per square meter was more than 15,000 euros. Paris is known as one of the most expensive European cities to rent an apartment.

The difference in prices in the twenty arondissements of Paris

The French capital is divided into twenty arrondissements, which correspond to administrative districts. Because of their geographical position in relation to the economic centers of the city of Paris, as well as their environment and living conditions, the arrondissements have different average prices per square meter. For example, the average price per square meter for an apartment in cosmopolitan neighborhoods such as the 19th and 20th Arondissements, located in the northeastern part of the city, was a little over €8,800, compared to almost €13,000 in Le Marais (4th Arondissement).

Paris was far and away the most expensive city in France, regardless of housing location. In 2023, the average price per square meter of rental apartments was 31 euros in Paris and 16 euros in Marseille, France's second largest city.

Rising rental costs in European cities

It can be seen that rental prices in European cities have been increasing in recent years. In Germany, for example, while Berlin was previously described as "poor but sexy" (to quote former Berlin mayor Klaus Wowereit), it seems that the German capital has not been indifferent to rising rental prices. From 2016 to 2022, the average rental price of a residential property in Berlin rose from 8.9 euros per square meter to 12.8 euros in five years.
