Site in Srez Karlovac up to €0.5m: Prices are not realistic
A plot of just over a thousand square meters is offered for sale in Sremski Karlovci for 400,000 euros. A little outside Karlovci, however, there is a plot five times larger, but without the necessary communications, and it costs even half a million euros, reports the newspaper Danas.
When looking at advertisements, it is not uncommon that a large part of the offered plots in the stretch from Novi Sad to Sremski Karlovci and Banstol have a price above 200,000 euros, in fact those that cost around 50,000 are either small or far away from any communications and infrastructure. Real estate agents say that these prices are not real after all, and plots with such figures are probably just standing on advertisements.
The biggest difference at present''between what people are looking for and what they actually get is observed in the trade of land for construction. On the other hand, Sremski Karlovci is experiencing a kind of boom in the construction of tourist complexes, several hotels are being built, mostly by foreign investors, so sellers may have a right to hope that a new tourist gem will appear on their land.
"Plots are being sought, but much more cautiously, both for individual and commercial construction, no one is in a hurry, as there is no fresh money, loans are no longer taken. It is expected that in the near future it is here that the biggest drop in prices, which still remain at a high level. After all, one can do without dachas. In the first half of this year, Vojvodina leads in the number of transactions involving land, houses and dachas, according to data from the Republican Surveyor's Office. It has the highest share of money turnover in transactions with agricultural land - up to 77 percent, houses - 37 percent and dachas - 52 percent, comparing the data with the rest of the country.
Tac, Injia, a municipality that includes the popular''The dacha villages on Mount Fruska and the villages adjacent to the Danube, Čortanovci, Krčedin and Stari Slankamen, are celebrating a record number of dachas sold. More than 500 dachas have been sold here in the last three years, which is the highest number in the whole of Serbia. Sales this year are down by 30 percent, but prices are still at pandemic levels, quite high. Properties and land plots in the area are more often bought by Belgrade residents, while Novi Sad residents are more looking for places close to the city, such as Sremska Kamenica, Rakovac and Ledinci.
"When you open the ads, you see many different prices. We can't generalize, you still need to see the microlocation, the location of the plot, whether it is in a dacha or construction zone,''precincts are primarily interested in location, most want to see the river, this is the most sought after,' she added.
