In the beautiful Hampshire countryside lies Woodcote Manor Estate, which includes a magnificent country house and 206.01 acres of land. And it is now up for sale for £15 million.

The history of the estate goes back to the late 12th century, but it has undergone changes over the decades, with the original wooden beams of the former 15th century hall house still visible in the kitchen and family room. Other parts of the estate dating back to the 1600s include the impressive classical facade to the front of the building.

In the early 20th century, the building was extended by architect Sir Reginald Blomfield, the celebrated author of the completion of the Regent Street Quadrant (following Richard Norman Shaw's rejection of''project). The south side of the building is reminiscent of the Queen Anne era, and Blomfield also added an impressive reception hall with oak panelling and an exquisitely decorated ceiling. He made these changes for the American muralist and illustrator Edwin Austin Abbey, who was commissioned to paint the coronation of King Edward VII.

The estate is close to the charming village of Bramdean and the town of Alresford and is accessed by an avenue over a quarter of a mile long. The estate has magnificent views of the South Downs National Park and its own mature gardens, some of which were created by renowned turn-of-the-century garden designer Gertrud Jekyll.

The inside of the estate

Inside on the first floor are the historic reception hall, the elegant''Dining room and sitting room, all with high ceilings and lovely countryside views. The rooms retain characteristic period architectural features such as panelling, fireplaces, window shutters, cornices and fine plasterwork. To the rear of the house is the kitchen with cassette ceilings, dining room, family room and spacious utility room.

The grounds of the estate

The grounds of the estate include a historic garden with fencing, as well as the titled barn and stables dating back to the 17th century. The estate also has parkland, cultivation land, woodland, squash court, tennis court, outdoor swimming pool, former water tower and stables which have been granted permission to be converted into residential accommodation. There is also a detached three-bedroom gardener's cottage, which is now let on a reduced lease.

Woodcote Manor and its gardens have been home to the current owners for the past 20 years and have been carefully conserved and restored. Today it is not''only a magnificent historic manor house, but also a welcoming modern home. Crispin Holborough, joint head of the Private Office at Savills, describes the site as 'a wonderful country estate set in the beautiful Hampshire countryside' that 'expertly combines splendor with the modern needs of family life and is steeped in architecture and local history'.
