The study, conducted by idealista, analyzed the demand for houses for sale by price range in Portugal's main cities.

With pressure on purchasing power and rising mortgage interest rates, families are looking for cheaper houses to borrow less capital from banks.

This is reflected in demand: homes for sale priced up to 150,000 euros are most in demand in most regional capitals in Portugal. But the supply of houses up to this price does not match the strong demand in most cities.

Lisbon, Porto and Faro are examples of this, where demand for houses up to 150,000 euros is high but supply is less than 2%.

The idealista study shows that houses for sale under 150,000 euros are in high demand in 11 of the 20 regional capitals analyzed. In the remaining cities, the demand for affordable housing is average.

But the supply of houses for sale under 150,000 euros is not the most pronounced in most cities in the country. It can be seen that in 13 cities, less than one in five homes for sale cost up to €150,000.

Lisbon, Porto, Faro and Funchal have the least number of cheap houses for sale (2% of the total or less), not least because high demand is helping to absorb this supply quickly.

On the other hand, it seems that in the towns of Beja, Bragança, Castelo Branco, Guarda and Portalegre, the supply of homes under 150,000 euros accounts for more than half of the total volume of homes offered for sale in the respective territories.

Average house prices

The majority of houses offered for sale in 8 of the 20 largest Portuguese cities are concentrated between 150,000 euros and 300,000 euros.

This is the situation in Braga, Coimbra, Évora, Leiria, Santarém, Viana do Castelo, Vila Real and Viseu.

Aveiro, Beja, Castelo Branco, Ponta delgada, Porto and Setubal also have significant supply in this price range (more than 35% and less than 50% of the total for each city).

What attracts attention is that, unlike the cheapest houses to buy, in this price range (between 150,000 euros and 300,000 euros), the supply of housing represents at least 15% of the total volume. And 16 out of 20 cities have at least a third of homes for sale in this price range.

The demand is mostly average, except in Faro and Lisbon where it is high. But in these cities, the supply of houses at this price also represents about 20% of the total, which is relatively low to meet current demand needs, the same data show.

It is necessary to pay attention to the higher level of house prices (between 300 thousand and 450 thousand) to find the most expressive housing supply in Faro (46.7%), Funchal (39.5%) and Lisbon (29.5%), report the same data.
