The UNPI proposal for real estate tax reform in France - Meilleurtaux.com

The beginning of the new year brought a statement from property owners, united as members of UNPI, addressed to the French government requesting a reform of the tax system in the real estate sector. The new president of the association, Sylvain Grataloup, expressed a desire to change taxes that, in his words, no longer reflect the economic and social reality. UNPI has put forward proposals aimed at ensuring fairness and social justice, considering the serious housing crisis in France.

The association demands a deep reform of the tax system in the real estate sector. It is asking to replace the "fixed tax" or one-time tax on dividends with a uniform tax on rental income, as well as the application of tax benefits. UNPI is also calling for the abolition of IFI and the introduction of a taxation system that covers all financial investments in France and abroad.

Furthermore, it wishes for property tax to be borne not only by owners but to be shared with tenants as well.

In addition, UNPI supports the establishment of a private landlord status and the cancellation of tax benefits aimed at stimulating investments in rental housing. This also implies a rejection of state support and the possibility of deducting expenses for energy renovations from total income. It also proposes the introduction of a status for managers of intermediate rental companies, who can effectively address energy renovation issues, according to the new president. Finally, UNPI advocates for the reduction or elimination of notary fees for the registration of old residential properties for primary owners, as well as a reduction in VAT on new constructions.

UNPI proposes to reform the real estate tax system in France to ensure fairness and social justice. This proposal includes 6 measures relating to rental income, IFI and property tax, as well as private landlord status, notarization costs for primary owners and managers of intermediate rental companies.
