In the heart of the city of Toulouse, a unique real estate plot has been sold. A new project will be launched next to the prefecture.

One of the most expensive plots in Toulouse of 1152 square meters, located in the historic center, has been sold to the developer Saint-Agne Immobilier. It is an exceptional plot of land that was sold by the State. The property is located near the prefecture, on the corner of rue Saint-Agne and rue Saint-Jacques. It is located in the historic district of Toulouse, in the neighborhood of Saint-Etienne. The sale took place on October 20, with the sale price remaining confidential. However, given its size and potential interest, it was certainly successfully sold. It is one of the most expensive plots of land in Toulouse in relation to the sold''squares.

The street of Saint-Anne is in an area of the city where real estate knows no crisis.

At the beginning of 2022, it was the most expensive street in Toulouse. The property value of the old building exceeds 6,000 euros per square meter, and it can easily accommodate luxury housing near the Palais Niel, the Hotel Lestang and the Administrative Court.

A project by developer Saint-Agne Immobilier plans to build around thirty luxury dwellings in this preserved neighborhood. According to the building permit issued by the municipality of Toulouse on October 25, the future building will have a height of 12.5 meters and an area of 2,453 square meters. Due to the exceptional location in Toulouse itself, the buyer must grant construction control''architect of the French buildings, as the area in the historic center of the city is protected.

Few years ago, this area was used as an open parking lot where employees of the prefecture, among others, parked. The area is now in a neglected state, with grass and damaged asphalt. Next to the sold plot are the remains of the medieval wall of Toulouse. The plot of land where the remains are visible is not part of the sale and is still owned by the state.

As with any project in the city center, the construction of the future building, which will combine residential and commercial spaces, will be preceded by a preliminary archaeological excavation.
