Loudermilk Manor, the largest transaction on the 2023 real estate market, has sold.
The iconic estate of the late Charlie Loudermilk, located at 825 Davis Drive, sold last week for the first time since the 15,000-square-foot home was built in 1999. The sale price was $8.6 million, making it the most expensive estate sold in the Buckhead area this year.
It is an emblematic property that most people recognize from the huge deer statue that adorns the corner of Davis Drive and Northside Drive. The house was designed by William T. Baker for Loudermilk with considerable influence from Thomas Jefferson's Monticello Thomas Jefferson in Virginia, but twice the scale.

Other amenities on the property include a fishing pond, waterfall, greenhouse, an old wooden shack that was once a hunting lodge, and a barn.
The property was listed for sale last November for a little more than $9 million, and several offers came in before a deal was struck, which took place 77 days after the listing was posted. Buckhead area real estate broker Ben Hirsh, owner of Hirsh Real Estate - Buckhead.com, represented the Loudermilk family in the sale of the estate. The sale of Loudermilk Manor further validates Hirsch's 18 years of experience in the Buckhead market; he has handled the most transactions of the ten most expensive homes in Buckhead in 2021 and 2022 compared to other Realtors.
Meeting the new owners
The new owners are Rajiv (Raj) and Nita Sardana, longtime residents of Duluth, Georgia. Raj grew up in New Delhi, India, in an average middle-class family and came to the U.S. in 1982 to attend Georgia Tech University. "I'm not even quite sure how I managed to get here, but I scraped together the money for a plane ticket and found myself washing dishes in the dining hall while I was getting my master's degree in mechanical engineering." Raj and Nita met and married in Chicago, where she grew up, and then settled in metro Atlanta, which they have considered home ever since.
Raj Sardana is the CEO of Innova Solutions, founded by him and Nita in 1998. The company is a business technology solutions provider with annual revenues approaching $3 billion and more than 50,000 employees working in 25 different countries. The couple remains committed to helping the communities in which the company operates. Nita Sardana is vice president of community engagement and corporate affairs and leads Innova Solutions in supporting local nonprofits in the U.S., such as the YWCA's Teen Girls in Technology, Women in Technology and Atlanta Food Bank programs. "We look forward to enjoying this beautiful estate and the Buckhead community while contributing to it," the couple said.
