The increase in the number of foreigners in Serbia: They are coming even from across the ocean to buy apartments. Find out which places interest them the most.

According to the Republican Geodetic Institute, over the past year, the share of foreign citizens purchasing real estate in Serbia has nearly doubled, reaching 4.81% in 2023. Foreigners mainly buy property in Belgrade and Novi Sad, which is becoming an increasingly popular trend. Russian citizens have recently started to purchase real estate rather than just renting it, establishing numerous companies that also act as property buyers.

Additionally, there is interest from Ukrainians, as well as residents of European Union countries, primarily from France and Germany. The United States, Canada, and Australia also have representatives among the real estate buyers in Serbia.

The highest demand is observed for the purchase of apartments, especially new multi-family buildings in Belgrade, among buyers from countries with a higher standard of living.

At the same time, buyers with smaller budgets are interested in older buildings on the outskirts of the city. Russian citizens are showing interest in various types of housing, ranging from small apartments on the outskirts to luxurious and modern apartments in the center of Belgrade. Macedonians are also increasingly interested in purchasing affordable homes on the outskirts of Belgrade. All of this indicates the ongoing development of the real estate market in Serbia with the participation of foreign investors.
