Prices increase significantly in several cities

Inflation has indeed not escaped the Catalan real estate market. While it stands at the national level (-0.1%), the median price of older homes, the most''sold in the Pyrenees-Orientales now stands at 208,000 euros (+4.2%). And this is particularly strong in the following cities:

  • Ile-sur-Tet: 139,500 euros / +16.3%
  • Rivsalt: 192,000 euros / +14.3%
  • Barcares: 152,900 euros / +14.1%

  • Elny: 205,000 euros / +13.3%
  • Solera: €218,500 / +12.0%

On the contrary, some cities in the Pyrenees-Orientales have experienced a decline in prices. This is the case of:

Catalan real estate is inevitably subject to inflation In the Pyrenees-Orientales, price increases are also seen on other''property types. The median price per square meter of an old apartment is now €2,310/m², which means an increase of 4.1% compared to 2022. A new apartment costs €3,790/m² (+1.5%).

Rooms in the Pyrenees-Orientals: prices have risen rapidly in 10 years In the Pyrenees-Orientals, rooms account for about a third of apartment sales (including old and new housing markets). "This debt has been maintained at the level of last year and has remained relatively stable over time," the Chamber of Notaries said in a report. In its study of the Catalan real estate market, the Chamber notes that the median price per square meter of a studio in old housing has increased from 2,410 euros to 2,930 euros in 10 years.
