Low availability, persistent inflation and high mortgage rates continue to have a major impact on the luxury real estate market in 2023, with multimillion-dollar sales declining last year.
There is some optimism, however, as demand for luxury homes remains strong, even if not as active as in previous years. The most expensive offering in the country, a penthouse in Manhattan, has undergone a 22 percent price drop, but San Francisco recently saw its most expensive deal of the year when buyers purchased an estate in the upscale Presidio Heights neighborhood for $34.5 million. Palm Beach has also been a frequent headline topic this year thanks to deals with record-breaking values of 170''million dollars, and in Malibu, Jay-Z and Beyoncé spent an incredible $200 million on an architectural estate from architect Tadao Ando.

Tucked away in the hotel beach town of Homer, at the foot of the''s Kenai Peninsula, the property offers scenic views of the Kachemak Strait and surrounding mountains. It is an ideal location for family vacations, corporate meetings and weddings. The building includes 17,000 square feet of living space with accommodations for up to 30 people in eight individually designed bedrooms. Pluses include an indoor pool, massage room, Turkish bath, game room, movie theater and even a secret game room with a pirate ship, as well as other attractions including a luxury kitchen, a 12-person reception hall and a library. Outside and on the 2.5-acre plot, there is a huge expansive front garden with hearth, as well as a replica of Neverlandia and direct beach access.
