As part of the study, advertisements placed on the leading real estate portal idealista in Italy were analyzed. The report examines data for cities where the average selling price exceeds875 euros per square meter and where there are more than975 property sale listings on idealista (and more than50 rental listings).

Thanks to this analysis, a ranking of100 cities has been compiled, which generate the highest number of contacts through ads, as well as cities with the highest average final selling price.

The most expensive city for buying property in Italy has not changed compared to the previous quarter and remains Forte dei Marmi, where the average cost for residential real estate is over one and a half million euros (slightly less than three months ago). The second and third places in the ranking of cities with the highest average selling price have also remained unchanged. In the second quarter of2023, the second and third places were taken by Pietrasanta (650,424 euros) and Alassio (495,260 euros), respectively. As can be seen, all three places in the ranking are occupied by locations with a strong tourist appeal and prestigious level.

In fourth place isMilan, one of the main real estate markets in Italy. The average price for housing in the capital of Lombardy is485,260 euros, while in fifth place is another city in Lombardy - Desenzano-sul-Garda in the province of Brescia (481,852 euros).

The top10 is complemented by other tourist and prestigious attractive places, such as Venice (461,553 euros), Riccione (453,759 euros), Camaiore (435,226 euros), Florence (419,616 euros), and Lerici (416,882 euros).

To findRome, check up to the26th place with an average of304,658 euros for real estate listings. The priciest city in southern Italy is Olbia, holding the13th spot, and the average expenditure on housing goes up to367,155 euros.

In addition, idealista/data has developed an indicator that reflects the demand for supply in each region of Italy by real estate segment. This indicator is based on the number of contacts (via email and exchanges) regarding listings. According to the idealista/data report, Rome andMilan have relative demand indicators of 2.1 and 2, respectively. The lowest relative demand indicator (0.3) belongs to Forte dei Marmi, indicating the exclusivity of the local real estate market. In other places, this indicator does not exceed 0.5, such as in Cervia, Catanzaro, San Benedetto del Tronto, Asti, Alassio, Sarzana, and Massa.
