The real estate market in Limoges has declined significantly this year, with a 7% year-over-year drop in prices and a drop in construction, according to the Observatoire de l'Haut-Vienne real estate, which includes Beatrice Loiseau (Orpi Conseil), who was a guest on France Bleu Limousin radio on Wednesday morning.

Real estate in France as a whole is going down. And in recent months, the situation in Limousin has been disappointing, with buyers struggling to get loans and some professionals finding it difficult to work.

This is particularly noticeable in Limoges, where the price decrease in September compared to last year was at least 7% and the average price per square meter is around 1,800 euros.

All types of real estate, both residential houses and apartments, have seen a significant drop in prices, which could benefit buyers if they are able to finance their loans... And here's the whole problem: with 25-year interest rates as high as 4.3%, it's difficult for customers to finance real estate, and almost impossible if they don't have a down payment.

For professionals, new construction is the segment of the Limousin real estate market that suffers most from this situation: house construction is down 25% in 2023 compared to 2022, according to the Real Estate Observatory, which includes Beatrice Loiseau, commercial director of Orpi Conseil, invited on Radio France Bleu Limousin on Wednesday morning.
